I’ll be speaking about social media at the KW Fort Myers market center on 12/20/23 to roll in the new year in style, if anyone wants to join.

This class will be a “Social Reset” and everyone is invited (even if you don’t do real estate). I’ll send an evite out to everyone who messages interested below!

I’d also like to meet with 3-5 agent before I speak to go over an opportunity that I’m offering to kick off their real estate for 2024. The 3-5 people I’ll be meeting with before I speak will be in a one on one session with myself. I’ll be helping you learn how to get more transactions and attracting those transactions to you instead of you head hunting those transactions. There will be a small charge for my time but trust me, the ROI will be worth it! Get This......

2 years ago, Steven Voronkov and I sold this owners house that was left to her from a dear friend. That was the first house Steve and I closed on together as business partners.....

The house had a ceiling caving in, needed paint, new carpet and pressure washing. The realtor that she was interviewing prior to me told her to list it for $165k and sell it as is..... When I met w her I explained what she needed to do to bring more value to the home. I set up Andy to complete some work, I helped paint and we also scheduled carpet replacement in the bedrooms (she may have spent $2k). She gave us the listing and we sold it full price and helped her make an additional $30k plus.

Sooooooo guess who she called to list her personal home as she plans to move to Orlando to be with her son??? That’s right, yours truly! Today, we put this baby pending full price CASH and she only owes 1/6 of what we sold it for.

Remember, before you hire and agent..... Make sure they are looking out for your best interest.

📲Call a “Local” perfered lender.
-👉🏽After lender provides pre approval you’re good too offer. - Lender should match offer number with pre approval.
😏After the offer is negotiated and accepted, the agent sends it to the lender, the title company and all parties involved.
🧐Property Inspections- Negotiation period is usually between 7-15 days max (This is the only time a buyer has to back out). - FYI - Seller can’t back out once the offer is executed.
📝Docs to lender 👉🏽🔥literally when they ask you, they should have them within 30-60 seconds.😂
💸Title commitment happens next (the title company handles this fun stuff).LandSel Title Agency, Inc.
⁉️Lender orders appraisal (usually a $500 out of pocket cost to the buyers)
👉🏽‼️Make sure you contact Stacy Whitehead for your insurance so you have a binding policy before closing.
🙀Don’t forget to switch electric, water and most importantly INTERNET over.
🕰Schedule closing with title, after appraisal comes back spot on. (bring your I.D.)

In just 4 years in real estate we are closing in on LISTING 100 units.

We have seen the good, the great, the bad and the ugly. We have moved clients into their new homes, moved clients out, donated time, talked people off the ledge, painted houses, fixed blinds, cleaned homes, donated commissions to charities, have fought night and day for our clients and I wouldn’t change a thing.

We have learned so much in this ever evolving industry. We have taught social media class to people from all over the world and networked with the best of the best in the business. We have created a brand, a successful machine and have helped streamline the “social agent.”

People reach out to me because I’m candid in my response. I try my best to explain exactly how the process works and even give investment advice for people of wealth on a global scale.

I am PROUD to say that my optimist outlook on this thing called LIFE has propelled my RE business and people thank me daily for the help I have provided.

RedDay at KW is my favorite time of the year. Our company takes on helping as many people as we can. Our KW Naples Market Centers goal this year is to raise funds for restaurant workers/owners in our commercial office complex who have lost their jobs and need HELP!

If you can spare anything at all to help these hard working people in need please donate. It doesn’t have to be a huge a amount as EVERY.SINGLE.PENNY.COUNTS. Our goal is to donate $20k to these amazing employees! Let’s do this!

I like to keep people “in the know” when it comes to dealing with finances during times like this.

I remember Irma and the mess we were in with our huge mortgage, pushed back real estate deals, closing down lindsey’s business, having to displace our family, live in Knoxville for 11 days and having ZERO income.

My belief is that when this whole mess is over, the market will explode and the strong ones will prevail. The Luxury Alliance Team - KW Realty is still putting properties pending, showing properties and working on marketing strategies during these times.

As people keep sending me buyers through FB, I keep closing them down.

Offer sent on this beautiful property and if and when it is accepted and we close, I look forward to helping Lorena with a profitable vacation property. Lorena has worked in one of the craziest environments as a deputy sheriff in LA/Compton and is looking forward to spending her retirement here in SWFL. BUT for the next 5 years she will be short term renting her beautiful home while it’s paying for itself.
