The temperatures aren’t the only thing scorching this summer.

The SW Florida real estate market has been keeping everyone on their toes. The June 2026 market report for Naples shows that while there is definitely an abundance of inventory, the balance is shifting. Well-priced homes are still attracting strong interest, and buyers are considering their options more carefully but taking action.

There was a decrease of nearly 20% in active listings YOY, balanced by comparable increases in both pending and closed sales over the same time period. It’s taking properties a bit longer to sell, with 5.6 months of inventory on the market. But it’s good to see that the condo market is showing a nice rebound with 8.2% YOY improvement in the average sales price.

While the data is insightful, every community and every unique property tells a different story.
