Effective August 17th, we have some important changes that you need to know about! ποΈ From this date forward , NO Realtor can show you a home unless you have a signed agreement with them. It used to be easy to pop over and see a property, but now, NO Realtor will be able to unlock a door for you or do a virtual tour without a signed agreement. ποΈ
This is non-negotiable.
Typically, the form you'll sign will be a Buyers Brokers Agreement or a Showing Agreement. Agreements will outline the roles and responsibilities owed to you by your agent. π€
Please understand this is now
Required by the NAR (National Association of Realtors).
The good news is that together we can decide the terms of the agreement, so if you're not ready to fully commit, you can request an agreement that expires in a week, or a month or even one that just covers certain areas, all are doable, but an agreement must be signed. ποΈ
A key part of this agreement will detail the Compensation your realtor will receive if you make an offer on your dream home. πΌ This compensation will now be the buyer's responsibility, but rest assured, your realtor will work hard to have it paid within the deal through either a concession or price adjustment. πͺ Many sellers' will continue to offer incentives to help make their listings competitive in this market, but this is something we will now negotiate within your offer to buy any property π
Please be understanding as your realtor often works evenings and weekends to find you the perfect home when they ask you to sign an agreement before showing you a home. This is the "new" norm.
