Should home buyers care what sellers paid for their property 🏡 🏬 ?

A buyer’s offer should be based on “market value” 📉 not the seller’s cost basis. By the same token, a seller’s attachment to the original purchase price doesn’t change what the home is worth in today’s market.

We recognize that in some instances cost basis *does* affect the seller's position. To be clear, not the "market value" but certainly the “psychology of the seller”.

If a house is overpriced relative to comparable sales, it doesn’t matter if the seller wants to make a profit—the market dictates what buyers are willing to pay.

On the flip side, a seller who bought low isn’t obligated to pass on their savings. A buyer still has to make a competitive offer based on what the property is worth now, not what the seller originally paid.

At the end of the day, emotions and financial positions may influence negotiations, but they don’t override market reality. Just like a buyer’s financing doesn’t impact a home’s value, a seller’s cost basis doesn’t either—it just affects how easy or hard they take the deal.
