I have a Northwest Louisiana rental portfolio available and wanted to put this in a few groups. In addition to this portfolio, I do have a number of other properties on market that are established rentals and the owner is willing to sell those one at a time if you want to take on a couple units at a time.

High-level overview:
29 properties
37 doors
Shreveport / Bossier market
Mix of single-family and small multifamily
Professionally managed
Grossing just under $400K annually
NOI just under $240K
Asking price $2.7M

This is a stabilized rental portfolio. This is not a distressed package or a heavy rehab play. The portfolio has in-place tenants, existing management, and gives a buyer immediate scale in the Shreveport / Bossier market.

A 20% seller carry may be considered for the right buyer.
Potential seller-carry structure:
Purchase price: $2.7M
Seller carry: 20%
Seller note: 5% APR, interest-only
Term: up to 5 years
