Real estate market these days in SWFL…. Nobody knows the future for sure — but the “secret” most serious investors and economists are watching is this:

Florida is no longer in the crazy pandemic boom. It’s shifting into a more balanced market, and in some areas prices are already softening.

Here’s what’s likely in the near future:

* Prices in Florida probably won’t “crash” statewide like 2008.
* But many areas may see:
* small price drops,
* longer days on market,
* more negotiation,
* more inventory,
* and sellers cutting prices to attract buyers.

The biggest pressure points in Florida right now are:

* high mortgage rates,
* insurance costs,
* HOA/condo assessments,
* and too many listings in some cities.

The areas that exploded the most during COVID — especially parts of Southwest Florida — are the most vulnerable to price corrections. Some forecasts even expect sharper declines in places like Cape Coral–Fort Myers.

But luxury homes and desirable waterfront areas are different:

* wealthy buyers often pay cash,
* inventory is still limited in premium locations,
* and Florida still attracts retirees, investors, and people moving from high-tax states.

So the “hidden truth” is:
Florida is splitting into two markets.

1. Overpriced average homes → getting weaker
2. Prime luxury/desirable homes → holding value much better

For buyers:

* 2026 may become the best negotiating market Florida has had in years.
* You’ll likely see more price reductions and motivated sellers.

For sellers:

* presentation, staging, pricing, and marketing matter much more now than during the boom.
* Homes that look average or are overpriced may sit for months.

My realistic read:
I think Florida overall is heading toward a slow correction and stabilization — not a dramatic collapse. Probably flat to mildly down in many areas over the next 1–2 years, unless mortgage rates suddenly fall hard again

Florida’s condo market Rising HOA fees and insurance costs are squeezing Florida condo owners, and prices are falling as a result. In August 2025, the median condo price dropped to $285,000—down 8.1% year over year and 14% below the July 2023 peak, per Realtor.com data. It’s the biggest August annual decline since 2010, when prices fell 18.4%.

"Florida’s condo market appears to be softening due to several factors, including rising home insurance costs, elevated HOA fees, and increasing climate-related risks," says Hannah Jones, senior economic research analyst at Realtor.com.
