December 2025 Naples Market Snapshot
Naples closed out 2025 with strong momentum:

• Closed sales rose nearly 29% year over year, driven by increased seller flexibility
• Luxury homes $1.5M+ continue to outperform the broader market
• $5M+ sales were up over 16% in 2025
• Demand is growing for larger homes, with sales of 4+ bedroom properties up 11%
• Condo sales under $300K also increased despite higher association fees
• Insurance rates are becoming more competitive, and mortgage rates are holding near 6%
