1. Planning to buy a home takes time. Start saving up for your dream home as soon as possible. As a rule of thumb, save up to at least 25% of its sale price if doing a conventional loan. A downpayment of 20% allows you to not need mortgage insurance making your monthly mortgage payment less and the 5% leave money left over for closing costs. ⠀

2. Find a home that best fits you and your budget. Figure out what you can afford and stick to it when looking for homes to buy.⁠ Obtain a pre-approval from your lender to finalize your price point.⠀

3. Credit score play a big role when it comes to home buying. A credit score of 620 minimum is needed for most loan types.⠀

First time home buyers 👋🏼⁣
🏡Buying your first home can be super scary but having the right agent guide you through the process is what makes a HUGE difference ⁣

First Step: are you pre-qualified? If not, go get that done so we can start your search!

Once you are pre-qualified and we know your price range,
Here are a few questions I ask my buyers when looking for a home⁣

📍Location⁣
Do you want a family neighborhood, an up and coming area or somewhere with a lot of space for activities? ⁣

💰Price Range ⁣
What do you feel comfortable spending? How much do you have to put down? (It’s always best to do at least 20% ) or do you plan on doing FHA with 3.5% down? Do you prefer an HOA or not?
I like to include all costs such as insurances, closing costs etc... into the price range. (yes, some costs can be negotiated and covered by the seller) ⁣

🔨Purpose ⁣
Are you looking for a family home? A home to grow into? A fixer upper to flip and make some money for investment purposes? A fixer upper because you love DIY projects and want to make it your own? Maybe a new construction community?

WHAT A WILD RIDE⁣!
So ecstatic for my clients who are also very close friends of mine to start making memories that will last them a lifetime together in their new home🥲❤️⁣

On another note, honestly no one was positive we would make it to the closing table on our set closing date until we all were sitting down at the table together Friday morning at 9am.⁣
We hit major bumps in the road such as⁣
💥obtaining clear title for my buyers due to a mixup on a deed⁣
💥aligning the buyers sale of their condo on the same day of their purchase of the new home making this a simultaneous closing⁣
💥 obtaining the certification of occupancy on their new construction home prior to the closing ⁣
💥and many other little things like the proper installsation of their new appliances for their home ⁣
Everything ended up coming down to the last few weeks to get done but were all necessary to finalize in order for the sales to go through!😅⁣

There are SO many moving parts to purchasing a home that I feel aren’t spoken for enough. Title companies, lenders, closing agents, sellers attorneys, buyers attorneys, buyers agent and sellers agent all have to come together and have good communication in order to make a smooth transaction. Our market has been on fire over the last 6 months which has caused everyone’s work load to quadruple, so it was imperative to stay in constant communication with all parties!⁣

This deal has been by far my most challenging but also the MOST rewarding in my career so far and I’m forever grateful my clients put their trust in me to make sure their transaction was secured 🏡🙌🏼

⚡️ LONG DID IT TAKE TO SELL A HOME POST LICENSE⁣

✨ LARSON ED FOR MY CLASSES — I DID THEM IN PERSON ( 2 WEEK COURSE) ⁣
— PASSED THE CLASS EXAM⁣

✨ TOOK THE STATE EXAM ⁣
— PASSED THE STATE EXAM⁣

✨ HUNG MY LICENSE WITH COMPASS⁣
— STARTED DOING OPEN HOUSES TO LEARN FROM EXPIERENCE ⁣

✨ ACCUMULATED INFO FROM POTENTIAL CLIENTS FROM DOING OPEN HOUSES⁣
—CREATED MY CRM FROM PEOPLE WHO CAME IN⁣

✨ CONSISTENTLY REACHED OUT TO PPL IN MY CRM⁣

✨ CONSISTENTLY DID OPEN HOUSES (no joke I did open houses 5 to 7 days a week from 12-5 sometimes 10-5 during the summer when we are slow in Naples. Most days no one came in and it was mentally defeating BUT you never know who will walk through that door)⁣

🤑 SOLD MY FIRST HOME 4 MONTHS POST LICENSE FOR 4 MILLION FROM MY CRM NETWORK⁣

The buyer was someone who inquired about one of our listings. Ours didn’t particularly suite him at the time and nothing that was on the market was what he wanted so I drove around downtown Naples one afternoon, saw a sign in the yard for a home that was not yet listed. ⁣

Called the agent from the sign, he met me for a video tour ( and no he did not take me serious because I was 22 yrs old looking at a 4M dollar home for a client) I sent the video to my client and he loved it. Now, being completely transparent, I had no idea how to properly put a contract together and I had never negotiated a deal before so I called my dad for help. He let me do it on my own but guided me the entire way, all the way through the closing. ⁣

I learned how much goes on behind the scenes of a deal and all the paper work/ contracts involved that you don’t learn in your two weeks of RE schooling. ⁣

SO my biggest piece of advice,⁣
❗️ HAVE A MENTOR!❗️
Someone you can go to and trust that will guide you and answer any and all your questions because real estate is tricky and you want to be and do the best for your clients whether they are sellers or buyers 🤍

This is a very special transaction for me because...⁣ I’ll start from the beginning...
💰We sold their bay front home and represented the buyers of their home from a virtual FaceTime showing in only 29 days and we sold their home for the the highest priced lot sale in all of royal harbor last month!
🏡Then, we found them THIS home that we were about to put on the market that fit exactly what they were looking for! ⁣
SO BASICALLY,⁣
⭐️We have been able to do 2 double sided deals with this couple over the last 2 months and I couldn’t have asked for a better couple to work with! So grateful to have met the Lee’s and look forward to more deals with them to come 🙌🏼
