What a fun surprise to come home to last night. ❤️📖

After a wonderful afternoon in Naples with friends, I found this package at my door waiting for me.

Inside was Pitch Secrets A to Z from my friend Forbes Riley.

I had the pleasure of meeting Forbes a few months ago at PodFest, where we talked about the possibility of having her as a guest on The Being Tracy Show.

One of my favorite memories from that event was running into her in the coffee line. We were dressed so similarly that she laughed and told me she planned to wear an outfit almost identical to mine later that day and didn’t want me to think she was copying me! 😂

Apparently I was more excited about this book than I realized because I woke up in the middle of the night and started reading.

As I continue building The Being Tracy Show, preparing for the launch of my book Gratitude Through the Cracks, and growing my keynote speaking platform, I’m always looking to learn from people who have mastered communication, influence, and impact.

One of the biggest misconceptions in real estate is that pricing a home higher will leave more room to negotiate.

In reality, overpricing a home often has the opposite effect.

When a property first hits the market, that’s when it gets the most attention. Buyers are watching. Agents are watching. Everyone is curious about the new listing.

If the price is too high, many buyers won’t even schedule a showing.

Then, as price reductions begin, buyers often start asking themselves:

“What’s wrong with it?”

“Why hasn’t it sold?”

“Is there something we’re missing?”

The longer a home sits on the market, the harder it can become to achieve top dollar.

The goal isn’t to price a home high.

The goal is to price it correctly.
