🌴Gulf Shore Boulevard Market Perspective | Q2 2026🌴

Gulf Shore Boulevard continues to show encouraging momentum, with buyer activity strengthening across both beachfront and bayfront residences.

Year-to-date closed sales through June climbed 76% year over year, marking the strongest first half of the year in the last decade outside of the extraordinary 2021 market. Beachfront properties led the resurgence with a remarkable 95% increase in closed sales, while bayfront residences posted a solid 22% gain, reflecting renewed confidence throughout this iconic Naples corridor.

The beachfront market has also tightened considerably, with inventory declining to 6.6 months of supply, creating a more balanced environment for buyers and sellers. Bayfront inventory remains more abundant at 13.4 months, offering buyers additional opportunities while sellers benefit from increased activity compared to last year.
