Second homes in RI valued at $1M+ that aren’t owner-occupied most of the year will get a new tax. If you rent your property for 183+ days annually, you’re exempt. Example: A $1.5M home could see about $2,500 extra per year.

📌 Conveyance (Seller) Tax Increase – Oct 2025
Sellers will soon pay more at closing: the tax rises from $2.30 → $3.75 per $500 of sale price. Homes over $800K pay the higher rate on the amount above $800K. Selling before Oct 2025 could mean serious savings.
