May Market Update!

Rhode Island’s housing market remains competitive heading into summer. Home prices are up, inventory is slowly improving, and well-priced homes continue to attract strong interest. Buyers have more options and negotiating power than in recent years, while sellers still benefit from steady demand.

Welcome to “Rhode Island Through My Lens,” where I combine a few of my favorite things—photography, Rhode Island, and real estate—to share them with you. I hope current and future Rhode Island lovers far and wide will follow along.

First stop: Watch Hill

From the iconic lighthouse to golden sunsets and the sprawling dunes of Napatree, it is a truly spectacular place to visit, explore, and call home.

It’s also my personal happy place.

I think AI has good uses and implications. The down side is that we humans can allow it too much power and authority.

We need to keep training our brains, cross checking data, and applying expertise, intuition, and common sense!

March Market Update!
(Single Family & Condominium)

The spring housing market in Rhode Island is showing signs of steady activity with a more balanced pace than the past few years. Home prices continue to rise modestly, with statewide median hovering around $500,000, while demand remains strong in areas like Providence. Inventory is still relatively limited, but it has begun to improve slightly, giving buyers more options than they've had in recent seasons. Well priced homes are still moving quickly, especially in desirable neighborhoods, often attracting multiple offers.

Sellers, what's your equity story? Buyers, take heart as the melting snow gives way to more inventory. Here's your February market update.
_________

Inventory has improved slightly compared to last year, giving buyers a few more options, but supply is still tight in many communities. Well-priced homes are continuing to attract strong interest and quick offers.

Mortgage rates have settled into the low 6% range, which has helped bring motivated buyers back into the market.
Sellers still maintain an advantage in many areas, but strategic pricing, thoughtful preparation, and strong marketing are more important than ever...

Rates in the 5s. Inventory improving. Buyer momentum is building.

That’s not just a headline, that’s a conversation starter. 💪

When affordability improves, and more homes hit the market, hesitant buyers start leaning back in. And if you’re not the one explaining what this means, someone else will.

Keep sharing the data. Keep translating the shifts. Keep showing your sphere what’s actually happening.

Because informed agents drive confident clients and confident clients drive the spring market (and your business) forward. ✅
