It’s easy to feel like you need to ask for everything on the report, but that’s not always the best approach.

My advice? Focus on the items that truly matter...major structural concerns, safety issues, or high-ticket repairs that could significantly impact the home. Minor maintenance items and cosmetic imperfections are often part of homeownership and may not be worth turning into negotiating points.

Before asking the seller for a credit or repair, get estimates whenever possible. Having real numbers helps you make a reasonable request instead of throwing out a dollar amount that may not reflect the actual cost. It also keeps the conversation productive and increases the likelihood of reaching an agreement.

A home inspection isn’t about finding a perfect house. It’s about understanding what you’re buying and making informed decisions along the way.

Not by doing more, but by choosing what matters most.

This month, I’m leaning into being intentional with my time, clear in my decisions, and purposeful in my actions. I’m choosing to stay mindful in the present, abundant in my thinking, and grateful for both the big moments and the quiet ones in between.
