There's a part most people forget, and it catches buyers off guard every single time.
It's called closing costs. And it's not a small number.
Here's what you're actually paying at the closing table:
→ Loan origination fees
→ Title insurance
→ Appraisal & inspection fees
→ Attorney fees
→ Prepaid taxes & homeowner's insurance
The total? Typically 2–5% of your loan amount. On a $350k home, that's up to $17,500 — in addition to your down payment.
Sellers: you're not off the hook either. Your closing costs come out of your proceeds.
