🏡 **Local Market Update – Southern NH**

I’ve been talking with a lot of friends and clients lately, and the two biggest concerns I keep hearing are **interest rates** and **home prices**.

Totally fair questions.

Here’s the good news: if you’re thinking about buying a home this year, the **first step isn’t looking at houses — it’s getting pre-approved.**

A quick breakdown of how that works:

1️⃣ You talk with a trusted local lender
2️⃣ They review income, credit, and debts
3️⃣ They determine what price range is comfortable for you
4️⃣ You receive a **pre-approval letter**, which shows sellers you’re serious and ready

The process is usually **quick and free**, and it gives you a clear picture of your options before you start house hunting.
