Happy closing day to my amazing clients! When we were originally talking about listing their home in May 2020, we were tossing around $190,000 as a possible list price, but decided to wait to list their home until COVID settled down. Now in July 2021, they have successfully sold their home for the appraisal price of $225,000! That is a new record for the Fleming floorplan in their neighborhood! I would never have imagined that their home could increase its value by $35,000 in one year, but I suppose stranger things have happened. Congratulations on your first home sale, and I hope your new "nest" is even more homey than your first!!

Some highlights from an analysis of the 2020 real estate market:

-Savings rate rose to twice the pre-pandemic levels ➡️ potential for a great unleashing of spending in 2021
-Multiple offer situations because of record low inventory. More inventory is needed to give buyers more options (hello sellers 👀 home prices all across the US have significantly risen!)
-Average days on market for Jan 2021 was almost half of the average for Jan 2020 (national)
-Builders are ramping up production of homes with backyards, which are now at their highest level in 13 years 🏡
