- Housing prices will continue to accelerate (slower)
- Lower price-points are going to start being less competitive. Meaning first-time homebuyers can finally breathe a little.
- Rates are not great (hey that rhymed! i think?) but you can always refinance later if they drop. And if they don’t? Well, congrats—you got in early 🤷🏻‍♂️

Over the last 6 months, interest rates have gone from ~3% to ~5%. For context, if you could afford a $500k house in October, you’re looking closer to $400k now. Also, if you’re somewhere like Nashville, that $400k will be spent on something that was around $360k at that time.

It’s getting VERY hard for many people, especially first-timers, to compete.
