We are residents of Old Charlotte Pike area rural neighborhoods concerned about a proposed subdivision on 3.5 acres situated on wooded, sloped land adjacent to the 8 acre horse property near Sawyer Brown on Old Charlotte Pike. The lot (Parcel ID 11400023700) has been bought by Clarksville resident BETHI, VIDYA R who plans to add a street running perpendicular to Old Charlotte Pike and subdivide 4
acres (3.5 usable) into 7 lots facing the east (with side views of homes from the street). He conveyed his idea at the community meeting 7/14 that he plans to build his home at the far end of the property & sell the additional lots over time to his friends and colleagues who attend the nearby Sri Ganesha Hindu Temple who will then build their own homes. This is a complicated situation in that:
1) Most if not all in the community are not in favor of such a high density subdivision situated on a blind curve of Old Charlotte Pike and questionable slopes which may add flooding to the area.
2) The lot is indeed zoned for R15 - LOW-MEDIUM DENSITY RESIDENTIAL, REQUIRING A MINIMUM 15,000 SQUARE FOOT LOT AND INTENDED FOR SINGLE AND TWO-FAMILY DWELLINGS AT A DENSITY OF 3.09 DWELLING UNITS PER ACRE. FACTS:
- He is not interested in selling his land.
- He is not interested in fewer homes as he wants to recoup his expense in the water line he has already invested in.
- There has been no engineer included in the initial plans.
- He does not have a builder at this time.
- Notice of proposal was sent only to homes within 500 feet of lot.
- At community meeting, owner stated he intends to sell the lots and be sure the homes brick/mostly brick 2 stories max for age 60+ / retired types in his circle of temple friends.
