This one is a great reminder that in real estate, communication matters!

We received a cash offer after just ONE day on the market, but we still moved forward with our scheduled open house, and I’m so glad we did.

We had a great turnout, and afterward, one of the attendees’ agents reached out to express their buyer’s interest. I kept their information and stayed in communication.

When our first buyer unexpectedly backed out, I knew exactly who to call. 📲

Things nobody tells you before moving from California to Tennessee… 😂

As a California transplant myself, there were definitely a few things about Tennessee life that took some getting used to!

🚗 “Country close” is a real thing.
At first, a 20–30 minute drive sounded FAR. Now? Dinner, kids’ sports, Costco, pickleball… you make the drive and don’t even think twice about it.

🕘 Things close earlier than you might expect.
Late-night conveniences aren’t nearly as common, and Sunday evenings can get especially quiet. If you’re planning dinner in Downtown Franklin or Leiper’s Fork, it helps to check the hours first!

🍹 And buying alcohol has its own learning curve.
W**e or b**r? Grocery store sells them. Tequila for margaritas? You have to go to the Liquor store. Some canned cocktails? Depends on how they’re classified. And holiday closures mean sometimes you have to plan ahead.

They’re little things, but they’re the kind of things you don’t necessarily learn about Tennessee until you actually LIVE here. 🤍
