I’ll be honest - I used to cringe every time a seller pulled up Zillow before our meeting…

Not because I was intimidated by it, but because I knew how much information it was missing.

That algorithm cannot walk through your hallways. It doesn’t see the renovated bathroom, the weird layout on the third bedroom, or the fact that the house two doors down sat for 90 days because it was priced by 2021 dreams.

After 100+ transactions, I’ve developed a pricing pattern recognition that’s pretty hard to replicate. I can look at a home, dig into the data, and land within $10,000 of what it ACTUALLY sells for.

That’s not luck. That’s reps. 💪

Most people have heard of top rated schools in Franklin & Brentwood, but those come with a hefty price tag.

However, there are several other options that offer top-rated schools (and at much more affordable prices)!

Rutherford County has been dominating our clients’ searches lately. Specifically, homes zoned for Blackman (in Murfreesboro) and Stewarts Creek (in Smyrna).

But Wilson County (in Mount Juliet) and Sumner County (in Hendersonville & Gallatin) are also strong contenders too!

If you want to focus your home search on areas with top rated schools, then you’ll want to consider these school districts.

It’s no secret that Franklin, TN is a top-choice suburb for most families when they are relocating to Nashville. They want an established suburb with highly rated schools and neighborly charm.

But they are surprised when they see that the average home sales price in Franklin is around $1.3m.

So where can you buy a home in Franklin to get the community feel without having to empty your pockets?

These are my top 3 picks for more affordable neighborhoods in Franklin, TN:

1. McKays Mill
2. Sullivan Farms
3. Fieldstone Farms

You could easily find a 3+ bed, single family home with at least 2,000 SF and a decent sized yard in any of these neighborhoods!
