The latest numbers are in, and there are a few things buyers AND sellers should pay attention to:

📉 New listings: Down 17% from July 2025
🏠 Total inventory: Down 2%
🔑 Closings: Up 1%
💰 Median sale price: $616,000 — UP 4%
📈 Average sale price: $892,715 — UP 7%
⏱️ Average days on market: 27 days
📊 Months of supply: 4.89

And here’s something interesting…

The average Nashville sale price went from $834,676 in July 2025 to $892,715 in July 2026.

That’s about a $58,000 increase in one year. 👀

🏡 What does this mean for BUYERS?

There are fewer new homes coming onto the market, but we still have nearly 5 months of inventory. That means buyers may have room to negotiate on the right property — especially homes that have been sitting on the market.

Don’t automatically assume you need to pay full asking price. 👀

رغم إن عدد البيوت الجديدة النازلة السوق أقل من السنة الفاتت، لسه في مخزون يقارب 5 شهور.

يعني ما تفترض من البداية إنك لازم تدفع السعر المطلوب كامل. 😉

الأسعار أعلى من السنة الفاتت، ودي أخبار كويسة 👏🏽، لكن المشترين برضو عندهم خيارات.

عشان كده تسعير البيت بطريقة صحيحة من البداية مهم جداً.

رفع السعر زيادة بهدف “نجرب السوق ونشوف” ممكن يخلي البيت يقعد فترة أطول ويضيع عليك مشترين جادين.

Some journeys take longer than others... but that doesn't make them any less beautiful.
Today, my heart is so full as I celebrate the Hamad family's journey to homeownership. ❤️
This wasn't an overnight success. Our journey began at the end of 2023. Along the way, there were delays, challenges, credit goals to reach, and more than 30 homes that simply didn't feel like "the one."
But they never gave up.
Their patience, perseverance, and determination led them to this moment—a beautiful new construction home in Hermitage that they were able to personalize from the ground up, creating a home that truly reflects their family.
Watching them receive their keys today was a reminder that some dreams are worth waiting for.
Congratulations, Hamad family! 🏡✨ Thank you for trusting me to walk alongside you every step of the way. It has truly been an honor to be part of this incredible milestone.
