Closing out 2025, and the last few weeks have felt like a whirlwind—in the best way.

One thing I tell every single client?

Only YOU can decide what you should do in this market. You have to weigh the pros and cons of each choice.

And while sometimes it's best to wait to buy or sell, other times it's good to ask yourself, "What if?"

Like...what if you decided now was the time? What if you didn’t wait for interest rates to go down or for spring (like every other buyer out there!)?

Maybe...just maybe...

◾ You wouldn't have to compete with other offers. Springtime and lower interest rates always mean one thing: more buyers. And when there are more buyers, there's much more competition (aka bidding wars and higher home prices!)

◾ You could offer less than asking price. You could actually have a little negotiating power in your offer by buying now when less buyers are in the market!

◾ You could host your family for the holidays next year. No more cramming everyone into Aunt Cheryl's 1200 sq ft ranch. (Not that you don't appreciate that!) Wouldn't it be nice to have a little more space for the kids to play and the adults to chat and play cards? PLUS, you wouldn't have to make the drive to anyone's house on Christmas morning!

◾ You could finally have a home office and the space to grow the business you've been dreaming of.

◾ You could downsize and finally put that chunk of equity in your bank account! You could put a portion of it down on a smaller place to live and use the remaining equity to pay off your debt, travel, invest, etc.

Preparing your home for a showing doesn’t have to consume your whole day.

I talk to many homeowners who dread the process, but it doesn't have to be overwhelming.

My advice: don't stop living your life just because your home is on the market. When a showing is scheduled, simply prep your home in 30 minutes or less with a checklist like this.

How to Prep Your Home for a Showing in 30 Minutes or Less

✅ Air out the house: Open windows for a few minutes while you tidy up and take out the trash.

✅ Declutter: Toss items into hampers or boxes and take them with you if needed.

✅ Clean the kitchen: Wipe down the counters, sweep the floors, and clean the stove, sink, and countertops.

✅ Tidy up the bathrooms: Clear away personal items and wipe down the counters, sink, and mirror. Hang clean towels and close the toilet lid.

✅ Make the beds: Straighten the bedding, fluff the pillows, and arrange them nicely.

✅ Check the lighting: Make sure all the light bulbs are working and turn on lamps or overhead lights.

Before you head out the door, do a quick walkthrough to make sure you didn’t miss anything major. Remember, it doesn’t have to be perfect - just fresh and picked up.

It's hard to say, and it's harder to hear:

The cat is a problem.

The baseboards are dirty.

The light switches are covered in fingerprints.

While these are things a lot of us don't think about, they matter a LOT when you're buying or selling.

Here's why:

1) No one wants to do the work. Buyers don't want to clean for days before they can move in.

2) The second buyers see deferred maintenance, dirt, or weeds, buyers (and their agents) start wondering **what else is wrong with the property**. I can't emphasize this one enough!!

3) Due to home prices and high interest rates, many buyers don't have the extra cash on hand to take care of repairs once they move in. Who is going to pay for the curled shingles, the old hot water tank, or the professional deep cleaning? Hint: it's you.

4) You're going to pay three times for deferred maintenance: first in more days on market and price reductions, second in negotiations, and third after a property inspection. Yes, those issues usually cost a seller at least 3 times what they cost to replace.

Sometimes it's as easy as renting a storage unit, hiring painters and cleaners, and getting those deferred maintenance items taken care of.

We can almost guarantee you'll end up with more interest, a faster sale, and a higher sale price.

**And a disclaimer, we're not talking about doing massive renovations here. This is just for maintenance items - fixing components that are broken or way past their life expectancy. Renovations are a separate conversation that we're happy to help with!
