12 South Market Report, July 2026.

9 single-family homes closed in 12 South last month at an average sold price of $1,494,444. Average days on market came in at 41, a number that’s climbing as more inventory hits the market.

More inventory means more selection. Buyers finally have room to pick the house they actually want instead of settling in a bidding war. We’re seeing 12 South shift toward more of a buyer’s market, but well-priced homes are still moving.

Inventory is up slightly, meaning buyers have a few more options to choose from, but the right properties are still flying off the market.

The numbers:

41 Active single-family homes on the market

9 Homes went under contract last month

6 Homes closed out

$1,924,417 Average sold price

10 Average days on market

The big takeaway this month? Pricing strategy is everything. Properties priced correctly are moving in just about 10 days. However, aggressive pricing is causing homes to sit.

Really liked this one, clean, well built home in a good location in 12 South. Good fenced in backyard space.

January was a slow month in 12 South, but considering the weather shut us down for a solid week I think we’re poised to see a big rebound in February.
