Kitchens & bathrooms still sell and rent investment properties. Tenants use them daily AND use them to decide which to choose when comparing competing properties. So if you need to rehab a property before selling/renting — but have limited budget — consider spending in these rooms first to get a better chance a a higher sales / rent price. Sage advice from an industry veteran—amplified by today’s real estate market.

“Marry the house and date the rate.” Interest rates are going to change. They may go up tomorrow, but they will come back down again. And when they do, you can (and should) refinance. But that house that ticked 80%+ of your boxes likely won’t be there. So if you see something you like and you’re qualified for it, go for it and then refi when rates dip rather than trying to time the market perfectly. As the old adage goes, “Don’t wait to buy real estate, buy real estate and wait.”
