There’s something about a home that feels even better once the sun starts going down.

The warm glow from inside, the architectural lighting tracing the roofline, the mix of stone, wood and dark finishes, and that incredible tree framing the entire home.

This is why the exterior is never an afterthought for us. It’s the first impression, but it’s also what you come home to every day.

Nashville might be getting an In-N-Out just THREE miles from downtown 🍔

The California burger chain is working on plans for a new location at 2711 8th Avenue South in Melrose, near the intersection of 8th Avenue South, Franklin Pike and Berry Road.

Metro officials have already approved a key floodplain variance for the proposed project, which would replace the furniture store currently on the property.

There’s still an approval and permitting process ahead, so it’s not a done deal just yet. But if everything moves forward, this would become the closest In-N-Out location to downtown Nashville.

Whether you’re Team In-N-Out or think Nashville already has better burgers, you can’t deny how much this part of town continues to change.

Nashville buyers, you might finally have a little breathing room.

According to Redfin, Nashville ranked as the second-strongest buyer’s market in the country in June, with nearly 129% more sellers than buyers.

Translation? More homes to choose from, more time to make a decision, and more opportunity to negotiate on things like price, repairs and closing costs.

After the craziness of the last few years, it’s kind of nice to see buyers getting some options again.

And sellers, Nashville is still Nashville. People want to be here. It just means great presentation, smart pricing and a little patience matter more right now.

If I lived here, I’d probably start saying yes to hosting.

This feels like the kind of house where everyone naturally ends up. Friends gathered around the kitchen, slow mornings on the screened porch, afternoons by the pool, and a guest house that’s always ready when family or friends come to town.

What I like most is that it doesn’t feel like a brand-new addition was simply attached to an old bungalow. It feels like it all belongs together. The arched openings, plaster details, warm wood tones, and natural textures give the entire home a timeless feel that I don’t think will ever go out of style.

And then there’s Belmont. One of those neighborhoods where you can walk to coffee, dinner, or a game, then come home to a place that feels peaceful.

Some houses are beautiful.

This one feels like a home you’ll still love 20 years from now.
