Gen Z vs. Millennials: Who Has It Worse for Housing Costs in Every State?
A closer look at recent data comparing Gen Z and Millennials reveals a striking reality: across all 50 states, Millennials are paying noticeably more for housing than their Gen Z counterparts. In Hawaii, the monthly difference peaks at $1,152, while seven states see Millennials shouldering an extra $500 or more every month. Thirteen states even have annual gaps surpassing $10,000. These figures reflect how nuanced and challenging the housing landscape can be for different generations—a reminder of why informed strategies and skilled negotiation are essential. Drawing on my experience in both real estate and financial services, I know that navigating these market dynamics requires expertise and a tailored approach to truly serve my clients’ best interests.

Nashville Offers Broad New-Home Supply
Nashville’s new construction market is truly standing out, with new homes listing at a median price of $546,100—about $26,400 above the $519,700 median for existing properties. This relatively modest premium offers buyers access to modern features and the peace of mind that comes with newer builds. What’s especially notable is that new construction accounts for nearly 30% of all listings, providing one of the broadest selections among major cities and making it easier for buyers to find a property that fits their needs. Homes are moving quickly, too—typical new listings spend just 52 days on the market, which is among the fastest in the top ten metros, even as online interest lags slightly behind the national average. Much of this building activity is concentrated in thriving suburbs like Gallatin and Mount Juliet, areas well-served for professionals in health care and auto manufacturing. Of course, it’s important to weigh all factors: new builds in Nashville do carry about 3% higher flood and fire exposure, which is a consideration for long-term value. Still, the market’s resilience and strong inventory have helped Nashville earn a top-five ranking overall. Having spent years navigating both real estate and the nuances of risk in insurance and financial services, I recognize that balancing opportunity and caution is essential for smart investments.

Only 1.8% of Tennessee Homes Are Vacation Homes, 11th Lowest Percentage in the U.S.
It’s interesting to see that only 1.8% of homes in Tennessee are vacation properties—making us 11th lowest in the nation. Across the U.S., vacation homeownership has dropped from 5.47 million in 2018 to 4.74 million in 2024, largely due to rising costs and shifting work habits. Did you know that timeshares are now seeing higher occupancy than traditional hotels? And while Florida leads the way in total vacation homes, it’s Maine and Vermont that have the highest concentration. As someone who thrives on navigating the complexities of real estate, I find these trends offer valuable insight for anyone considering their next move or investment. Understanding the numbers and market shifts is just one way I bring clarity and confidence to my clients’ decisions—no matter how intricate the landscape may seem.

Home price shifts across America's 50 largest metro housing markets
As someone who thrives on analyzing market trends and creating winning strategies for my clients, I’m always watching the shifts in home prices across major U.S. metros. This past year, we saw a 1.3% increase in home prices nationwide—a sign of stabilization, despite the headlines. Texas, Florida, and Colorado have experienced modest corrections, largely thanks to increased inventory and those ever-present mortgage rates. Meanwhile, the Northeast and Midwest continue to demonstrate resilience, with slight gains and milder softening. My approach—shaped by decades in insurance, financial services, and real estate—ensures you’re prepared to act on these nuanced shifts, no matter how complex the landscape.

Bargain Hunting With Rates Above 7%
With mortgage rates holding above 7% and Treasury yields keeping borrowing costs elevated, affordability remains a central concern for many homebuyers. Drawing on both market research and deep negotiation expertise, I’ve seen how thoughtful planning can create real advantages—even in challenging markets. Recent studies recommend preparing for possible rate changes: consider a half-point cushion over the next three months, three-quarters by six months, and a full point by the end of the year. Interestingly, buyers who wait until later in the year often find more leverage, with typical homes about 5% less expensive in early Q4 compared to late Q2. The prior month’s five-month supply of homes also means stronger bargaining power—not just on price, but also on closing costs, discount points, and temporary rate buydowns. For those still on the sidelines as the market anticipates further Fed tightening, the longer-term aim remains a cooler inflation outlook that could eventually bring some relief to mortgage rates. Navigating these complexities is where a master negotiator can make all the difference for clients.

Nashville Buyers See Seller Concessions
Nashville’s market is showing its negotiation muscles this mid-Q3: 63.1% of buyers here secured seller concessions, far outpacing many other metros—evidence that sellers are more open to discussion and flexibility right now. This isn’t happening in isolation; across the country, 44.7% of buyers received concessions as demand and seller willingness found new balance. Notably, 15.8% of local sales involved both a price reduction and seller concessions, with some sellers moving on multiple levers to make deals happen. Interestingly, while pricing became more realistic, there was no significant spike in delistings in early or mid-Q3, according to listing portals. As an advisor who thrives on negotiation and strategy, I see this pricing realism translating into a healthier, more active market for buyers through spring and summer—a direct result of more workable, transparent negotiations. I always bring my background in insurance and financial services to the table, ensuring my clients are positioned for success no matter how dynamic the market may be.
