Move over, 401(k)s. There’s a new kind of investment in town.

Sure, long-term investing conjures up images of 401(k)s and target-date funds. But what if you were to apply that same foresight to your next home?

Meet one client who decided to take a chance on a new construction home as a long-term investment - here’s a sneak peek into his thinking:

• State-of-the-Art Amenities: He was looking for a home that promised great resale value right from the start. New construction delivered with cutting-edge design and amenities.

• Energy Efficiency: Both for his wallet and the planet, the eco-friendly features were a major draw.

• Minimal Maintenance: He wanted a hassle-free home. High-quality materials and construction methods significantly reduced the need for repairs.

• Adaptable Living Space: Our living requirements change as our lives evolve. He was happy to invest in a home that could adapt to his needs down the road.

• Peace of Mind with a Warranty: A comprehensive warranty on his new build provided a security blanket for his investment.

• Bidding War Free Zone: He avoided the stresses associated with the competitive market because we went straight to the builder.

What an honor to close on this historic property in Nashville today!

All the time and research put in to make this home welcoming for an out of state client. He’s excited to start this new journey renovating while preserving the historical value of his new home that is a 5 minute walk to Belmont and 12 South, and building his future with a DADU project to create an OO STR.

Ask me how you can create an income producing property! (Or if you need to know what DADU or OOSTR means) 😃

What do you think will happen?

According to data gathered by Realtracs Market Trends, 2024 is shaping up to be a promising year in the housing market.

In fact, it’s been a strong start already, with growing demand each week and an impressive 15% growth in home sales on the horizon. As you might expect, an uptick in demand means an increase in inventory and even a slight bump in prices. Sellers are catching on and upping their activity. But remember, inventory growth can vary regionally depending on location. So, let’s talk specifics. Here in Nashville, we’re seeing a 15% in new contracts - that’s significant.

Coupled with fewer price reductions and a rising median price of $510,000 all the signs are pointing towards a potential 3-5% average increase nationally. That said, I’m all about helping you translate these trends into smart moves. Enter my monthly newsletter. It’ll give you all the local market insights you’ll need. No fluff, no fuss, just the facts to help you make the best decisions on your real estate journey.

Feeling lost in the mortgage process? You’re not alone.

My clients often come to me feeling overwhelmed by the process of getting a mortgage. They tell me they’re confused and don’t know where to start. That’s why I make sure to guide them through the process step by step, so they can feel confident and secure in their decision to buy a home.

And I’m here to do the same for you.

Are you ready to take control of the mortgage process and move closer to your dream home? Let’s do this!

1) Determine your budget. Consider your income, debts, and down payment. Remember to be realistic. The last thing you want is more house than you can afford.
2) Get pre-approved so you’ll be ready to make an offer when you find a home you love.
3) Choose a lender and mortgage with terms that work for you. Don’t be shy - shop around!
4) Submit a mortgage application and wait for underwriting to review it. If approved, you’ll receive more paperwork outlining the terms of the loan.
5) Attend closing to sign the mortgage documents and pay closing costs.
6) Start making those monthly mortgage payments!

Don’t let the mortgage process intimidate you. Bookmark this post for later so you can refer back to it when you’re ready. If you have any questions, don’t hesitate to reach out, I’m here to help!

Starting to decorate for spring can be a fun and refreshing process. Here are some ideas to help you get started:

1.Clear Out Winter Decor
Begin by removing any winter-themed decor and accessories from your home. Store them away until the next winter season.

2.Clean and Declutter
Before adding new decor, give your space a thorough cleaning. Decluttering and organizing will create a fresh canvas for your spring decorations.

3.Choose a Color Palette
Decide on a color scheme that reflects the vibrant and light feel of spring. Pastels, soft greens, yellows, and blues are popular choices.

4.Swap Heavy Fabrics
Replace heavy winter fabrics with lighter ones. Swap out thick curtains for sheer or light-colored drapes, and change heavy blankets for lighter throws.

5.Bring in Florals
Introduce flowers into your decor. You can use fresh flowers in vases, floral arrangements, or even opt for artificial flowers if you want a longer-lasting solution.

6.Switch Artwork and Decor
Swap out any winter-themed artwork or decor with pieces that reflect the spirit of spring. Consider nature-inspired paintings or prints.

7.Lighting Changes
Evaluate your lighting and make any necessary changes. Opt for lighter lampshades or add string lights to create a brighter and more airy atmosphere.

8.Final Touches
Pay attention to small details. Add spring-themed accessories like candles, vases, or decorative bowls to complete the look.

Remember, the goal is to create a light, airy, and welcoming atmosphere that captures the essence of spring. Have fun with the process and let your personal style shine through!

Saving for a down payment can feel like climbing a steep hill.

But did you know there are options out there to make it more like a gentle slope? Allow me to introduce you to Down Payment Assistance programs.

What is down payment assistance? These are aid options that help you with the cash you need for your home's down payment. They come in two forms: grants and loans.

1) Grants

Free money that you don't repay. Examples: Iowa's FirstHome program ($2,500) or MaineHousing's First Home Loan Program ($5,000).

2) Loans

Low-cost or no-interest loans, some with deferred repayment or forgivable terms. Examples: Home Advantage Downpayment Assistance in Washington (deferred for 30 years) or HomeFirst Down Payment Assistance Program in NYC (forgivable).

How do you qualify?

Down payment assistance programs are typically offered at the state, county, or city level. Just research what's available in your area, work with participating lenders, and pay attention to terms and eligibility requirements.

Curious about which down payment assistance programs you could qualify for? Schedule a 15 minute call with me at the link in my bio – there just might be an option waiting for you to take advantage of!

Looking to buy a home? Here, for your bookmarking pleasure, are the top 10 things to look for:

1) Neighborhood: A great house deserves a great neighborhood. Research local schools, amenities, and the overall vibe.

2) Floor plan: Imagine your daily life in this space. Can you see yourself living here comfortably? Is there room to grow into it?

3) Major home systems: Get to know the HVAC, plumbing, and electrical systems. A home inspection can save you from expensive surprises.

4) Exterior: First impressions matter. Assess curb appeal, maintenance needs, and potential repairs.

5) Natural light: Bright spaces can improve your mood and save on energy bills. Open those curtains and take a good look.

6) Signs of damage: Keep an eye out for any red flags like water damage, mold, or structural issues.

7) Garage: Does it fit your car(s) and storage needs? Don't forget this crucial space.

8) Renovation needs: Assess and price any updates or renovations. It's all about making the house your own.

Ever thought of giving your home a total reset? It’s like hitting the refresh button on your living space, turning it into a place of health and happiness. Here’s how you can do it:

Indoor Plants: These aren’t just decorative. They're mood lifters and air purifiers rolled into one. Adding a few green friends like spider plants or aloe vera can transform the feel of your home.

Declutter: Think of decluttering as detoxing your home. It’s about creating a space that breathes positivity and efficiency. Less clutter means less stress and more joy.

Calm Spot: This is your personal retreat within your home. A corner for meditation, reading, or just unwinding with a cup of tea. This little spot can be your sanctuary for daily tranquility.

Right Lighting: Soft, layered lighting from lamps or natural sources can create a warm, inviting atmosphere. It’s about ditching the harsh overheads for an easy-on-the-eyes glow.

And remember, if you’re looking to buy or sell a home that embodies these wellness principles, I’m here to help you find that perfect space. DM or comment below - I’d love to help.

Ever wondered how some people seem to scoop up their dream homes without drowning in hefty mortgage payments?

Their secret might just be less conventional than you think. Here are a few creative financing tips that smart buyers are using to lower their monthly payments.

• Shared Equity Agreements: They’re collaborating with investment firms who put down part of the down payment, reducing their loan size. The investor then shares in the property’s future value changes.

• Rent-to-Own Arrangements: They’re becoming tenants before becoming homeowners. Part of their rent is set aside for a down payment, decreasing their eventual mortgage.

• Seller Financing: They’re bypassing the bank altogether and having the seller finance the purchase. The terms are negotiable, which can result in a lower monthly payment.

• Mortgage Credit Certificates (MCC): They’re leveraging MCC programs run by local governments. This allows them to get a federal tax credit for a part of their annual mortgage interest, effectively reducing monthly payments.

• Purchasing Below Market Value: They’re hunting for bargains in foreclosures or distressed properties. These homes often sell below market value, reducing their mortgage loan and monthly payments.

• Crowdfunding the Down Payment: They’re getting creative and turning to platforms like HomeFundIt to crowdfund their down payment.

• Joining a Housing Co-op: They’re buying into housing cooperatives, acquiring shares in a corporation that owns property. This not only gives them a place to live but a share in the corporation’s mortgage.

Remember, every situation is unique, and what works best for you may not work for others. It’s always advisable to speak with a financial advisor or real estate professional before making significant changes to your mortgage strategy.
