Someone promising to buy your house?

Well, that’s awesome.

But remember, even the most well-intended promise (from a neighbor or family member, for instance) isn’t a guarantee unless they’ve signed a contract.

It’s unfortunate, but at Home Court Properties, we’ve worked with a lot of homeowners who counted on someone’s promise to buy their home. But they never did.

This wastes the seller’s time and money.

In fact, here are a few signs that someone isn’t serious about purchasing your property (regardless of what they say).

They Won’t Sign a Contract — If the person keeps promising to buy your house, but they won’t put pen to paper and sign a contract, that’s a very strong sign that they’re not taking it as seriously as you might hope. For your own sanity, we recommend not taking any offers seriously until they’re in writing.

They Always Have An Excuse — If the person always has an excuse as to why they can’t buy “quite yet” or they say to just “trust them”, that’s a pretty good sign that you SHOULDN’T trust them.

They Keep Asking You To Drop The Price — If the buyer keeps trying to negotiate the asking price lower and lower every time you talk to them, and they keep avoiding signing a contract, find another buyer.

So while it’s great that someone has promised to purchase your home, we recommend continuing to seek other avenues for selling.

That might include working with a real estate agent or a professional homebuyer. In fact, at Home Court Properties, we buy homes in Nashville for cash and we can close in as little as two weeks. Call us at 615–510-6545 to learn more!

Want to remodel your kitchen?

According to a survey by the National Association of House Buyers, kitchen remodels are the most common type of remodeling, followed by the bathroom, the entire house, and room additions.

So you’re definitely not alone in wanting to remodel the kitchen.

But how much is it going to cost?

And just as importantly, how much can a homeowner expect to make back if they sell the home in the future?

Well, at Home Court Properties, we’ve been working in real estate in Nashville for quite some time. And we’ve learned a thing or two about remodeling costs and ROI (that’s Return On Investment).

As for the cost of remodeling a kitchen, according to Harvard University’s Center for Joint Housing Studies, the median amount that homeowners spend on kitchen remodels is right around $12,000.

Research by Homelight, however, indicates that kitchen remodels can cost anywhere from $10,000 to $50,000 depending on the depth of the project.

From the best ROI to the worst ROI, here’s a good rule-of-thumb for prioritizing projects (from our experience):

1. Fresh Paint
2. Lighting
3. Appliances
4. Countertops
5. Add Kitchen Island
6. Add Walk-in Pantry
7. Create an Open Floor Plan

Ultimately, do what you can afford.

But keep in mind that the average ROI on a kitchen remodel is 54%. In other words, if $20,000 is spent on the project, then you’ll only make back $10,800 when it’s time to sell.

So you should expect to lose 46% of the money you spend.

That might not be such a big deal if the plan is to enjoy the new kitchen for several years before selling, but if you’re remodeling ONLY with the goal of increasing the value of the home, then it’s probably not such a good idea.

Hope that helps!

And if you’re looking to sell your house as-is, fast for cash, give us a call at 615–510-6545 — we can close in as little as two weeks and we’ll pay all closing costs!

‘Twas the night before Christmas and all through the house,
Some creatures were stirring – hey, was that a mouse?!
The stockings were hung by the chimney with care,
In hopes that come morning, no bats are up there!

The children were nestled, all snug in their beds,
While visions of paint chips danced in their heads.
And mama in her ‘kerchief and I in my cap
Had just taken a break, to try not to snap.

When out on the lawn there arose such a clatter,
I sprang from my bed to see what was the matter.
Away to the window I flew like a flash,
And off fell the shutters and down slammed the sash.

The moon on the crest of the new fallen snow
That dripped through the ceiling on objects below…

Well, you get the idea…Property ownership has its challenges, ongoing maintenance, and never-ending projects. Sometimes it’s all we think about…and it’s completely consuming.

But just for today, and maybe for a few,
Consider a break, and YOU just BE YOU.
Embrace precious time with family and friends,
Make memories – relax! Before this season ends!

Best wishes for Happy Holidays from Home Court Properties!

Own a bigger property than you need? Struggling to keep up with the maintenance?

Heck… you’re probably thinking of downsizing at this point...

It certainly would be easier to keep a smaller home clean and tidy (not to mention the repairs). And what do you need such a big home for anyways? It’s turning out to be more work than it’s worth.

We totally understand.

At Home Court Properties, we help homeowners in Nashville sell their properties fast for cash, which removes the hassle of finding a real estate agent, listing on the MLS, and just HOPING that someone will buy.

You can call us at 615–510-6545 if you want to learn more.

Either way, here are some important steps for getting ready to downsize…

1. Have a Garage Sale — Why not make some money from all that extra stuff that “needs to go” anyway? Some people move everything out to their garage, and some just allow people to walk through their home and make offers on whatever they’d like. Go with whichever you are most comfortable with.

2. Consider How Much Space You’ll Have — Downsizing obviously means less space, which means getting rid of enough stuff so that your new home isn’t crowded. Think in terms of how many rooms you’ll have to determine what to keep and what you should get rid of.

3. Invite Family To Help — If there are family members or friends that are willing to help you sell or move stuff (or who might take some of it off your hands!), definitely reach out to them. That will make downsizing much easier and more enjoyable.

Have you considered improving your home’s air quality?

It’s probably not something you spend a lot of time thinking about, but today’s buyers are actually pretty diligent about NOT buying homes with poor indoor air quality.

One study by UL Environment of 1,000 consumers found that 70% of Americans are actively looking for “greener products” for their home.

Buyers are more concerned than ever about issues like mold, radon, and carbon monoxide.

So how does your home’s air quality stack up?

And if it’s poor, how do you fix it?

Here’s some advice…

Test For & Decrease Radon Levels — High levels of radon have been linked to lung cancer. So this is definitely something to look out for. A radon test can be done for under $500 and, if levels are too high, a mitigation system can be installed for about $1,200-$1800.

Change Air Filters — Consistently changing the HVAC filters is an easy way to maintain good air quality in your home. Create a schedule and stick to it.

Invest In An Air Purifier — Air purifiers can help with removing toxic chemicals from the air. It doesn’t solve the source of the problem, but it ensures that the air you’re breathing is a bit cleaner.

Renovate — If you want to sell on the MLS and your home has poor air quality, then you’ll need to invest in some renovations. This can be pretty spendy, but it’s necessary for meeting buyer expectations.

Sell Fast & Move — If your air quality is poor and you want to sell without spending tons of money to fix it, then consider selling to us over at Home Court Properties. We can make you a fair cash offer, close in as little as two weeks, and we’ll buy your home as-is. Give us a call at 615–510-6545 to learn more!

Wishing your home was more modern or updated?

There are a lot of cool things that can be done with homes today (kitchen islands, efficient power systems and appliances, smart devices for controlling temperature, etc.) to increase value AND make living spaces more comfortable.

But here’s a question…

Is it best for a homeowner to remodel their current home or move?

Well, the main benefit of remodeling, is that you can stay where you’re at — you don’t have to go through the process of finding a new home, purchasing it, and moving your stuff.

At the same time, buying a new home is sometimes easier and more cost-efficient than remodeling an existing house. A large-scale remodel often takes more time and money than most people plan for.

In fact, here are a few signs that moving might make more sense than remodeling…

The House Has a Lot of Equity — A lot of equity means that when you sell, you’re going to get more money in your pocket. So rather than spending money on a remodel, selling can be more cost-efficient for high-equity homeowners.

You Are Excited About Moving To a New Area — If you’re looking forward to moving somewhere else, then selling is probably a great idea!

Moving is More Affordable Than Remodeling The Home — If moving is more affordable than remodeling your home, go for it! There are many great homes on the market right now for a fair price.

And if you’re looking to sell fast for cash rather than going through the lengthy and expensive MLS process, give us a call at 615–510-6545. We can buy your home as-is for cash and close in as little as two weeks!

Dealing with termites? 😬

It’s a homeowner’s nightmare... ESPECIALLY if you’ve been thinking of selling your home.

Unfortunately, you can’t sell your home the traditional way if it has termite damage (not until the termites are killed and the damage is completely fixed).

But you CAN sell to a professional homebuyer like ourselves. Home Court Properties buys homes as-is for cash (we can even close within a couple of weeks). If you’re interested in getting a no-pressure fair cash offer on your home, give us a call at 615–510-6545.

If you still want to go the traditional route, then the first step is to hire a local pest control company to get rid of the termites. Depending on how serious the damage is and how many termites the property has, this can cost anywhere from $500 to $2,500 — just call pest control to get a quote.

Once the termites are gone, it’s time to fix the damage. There are basically two options when it comes to fixing termite damage…

1. Replace the damaged wood with brand new wood.
2. Add pieces of new wood to the damaged wood as support (beware that this might cause the house to not pass inspection, though).

The first option is a homeowner’s best bet for not running into more problems down the road. Think of it as an actual fix, rather than a band-aid. How much it costs will depend heavily upon how severe the infestation was and how much wood must be replaced. Feel free to give us a call if you’re wondering what the best next steps are for your situation 615–510-6545!

Has the value of your property taken a dive?

We’ve seen it happen before. Someone buys a property and its worth steadily increases… until it doesn’t.

For one reason or another — often, a reason that’s outside of the owner’s control — the property’s value tanks.

And to help homeowners protect themselves, here are a few different factors that can hurt the value of a home. Some of these can be controlled… others, you just need to be aware of.

After all, knowledge is power.

Deferred Maintenance — Termite damage, wood rot, frayed electrical wires, leaky plumbing, a damaged HVAC system, and similar problems will lower the desirability and selling price of a property.

DIY Home Improvements — It’s not necessarily bad to tackle home improvement projects as a homeowner, but it’s important to make sure that all the changes that are made are up to code. Otherwise, those “improvements” could end up lowering the value of your home.

Noise Pollution — Noise pollution can increase due to population growth, highway extensions, or other noisy nearby developments. And too much noise can lower a property’s value by up to 10%.

Nearby Unpleasant Facilities — Most people don’t want to live near a dump, power plant, hospital, or other loud, smelly, or noisy facility. And owning a home near one of those facilities can decrease your property value by up to 7%.

If you want to sell your home fast for a fair cash price (as-is), give us a call at 615–510-6545. We can close in as little as two weeks and we’ll pay all closing costs!

Are you dealing with pet problems?

Most of the time, pets are the BEST! They are good listeners, never judge, love everyone unconditionally and become part of the family. With pet health insurance, pet bakeries, and their toys & food delivered to our front door, we love them and spoil them rotten. It’s the way it should be.

But every once in a while, a pet’s behavior becomes a problem. Sometimes a major problem. And (you’ll love this if you’re a “dog person”) while dogs have the capability to create more home damage, the damage that cats do is longer-lasting and often requires more extensive work and money to repair. Nevertheless, both can wreak havoc.

Some of the complaints we hear from homeowners in Nashville include everything from cats spraying flooring and walls, dogs “marking their territory”, walls, trim & wiring being chewed, and destruction of landscaping – and even pet birds get in on the action. Unfortunately, pet damage is usually not covered by homeowner’s insurance. Ugh. So what do you do? Especially if you’re planning to sell the property?

Here are a few things we recommend.

Assess The Damage – Call in a professional contractor to evaluate the damage and to provide an estimate on repairing the home. Don’t be surprised if you have to tear up carpeting or wood flooring, as well as parts of walls or trim, to eliminate odors such as urine. It’s common and usually unavoidable.

Do Your Own Repairs – This is the dirtier option, but it could save some money. It will be hard work, but will need to be done, especially if you are planning on selling the home. Homes with pet odors and damage don’t sell well, if at all.

Sell To A Professional Home Buyer – Like us at Home Court Properties. We will buy your home as-is for cash and will take care of the damage for you. Call us today at 615–510-6545 to get a fair offer and some peace-of-mind.

Have you listed a house on the MLS and… well, things aren’t moving as quickly as you hoped they would?

You’re not getting many showings. Haven’t found a buyer yet. And it’s starting to get a little frustrating.

Well, you’re not alone. In fact, the average amount of time that a property stays on the market is 68 days!

Of course, there are some things one can do to make their house sell more quickly. Such as…

Make Repairs — A house with broken appliances, flooring, windows, etc… is going to take even longer to sell or might not sell at all on the MLS. It’s definitely important to make repairs if the home needs it.

Stage The Home — Staging a home typically helps the property sell faster AND for more money. Consider hiring a professional home stager to decorate and organize your home.

Update The Home — In today’s market, an outdated home is a home that will take a long time to sell. Buyers typically expect updated appliances, counters, flooring, lighting, and trending colors.

But if you’re thinking to yourself, “That’s too much hassle! I just want this property sold!” then give us a call at 615–510-6545 — we will provide a fair cash offer and can close in just a couple of weeks :)

Are you moving an elderly parent into your house?

The different stages of life are many – young adult, newly marrieds, growing families, middle age…and it’s astonishing how quickly the years fly by. Author Gretchen Rubin said, “The days are long, but the years are short.” So true!

Before we know it, we find ourselves at the phase of life where we are contributing to the care of our elderly parents. Sometimes this means moving them into our home, and that can create some challenges, especially with space.

Here are a few things you’ll need to consider.

Does The House Have An Extra Bedroom? – Is it one they can easily access with enough room, especially if they have mobility or health issues and require assistance or equipment? Will it provide the privacy they need?

How About The Shared Living Area? – Is there enough seating and capacity to accommodate additional full-time residents and the things they use in their daily lives?

What Is Your Home’s Design Concept? – Is it an open floorplan or a more traditional layout? Do doorways, hallways & furniture placement allow for medical support equipment that may become necessary, with adequate maneuverability?

How About Storage Areas? – Your parents have a lifetime of memories and personal belongings. Even if they get a storage unit, is there significant closet and storage space for the things they’ll want to have on hand?

We know, it’s a lot to think about! Perhaps you’ve planned for this and have the room so it’s not a concern. Perhaps not.

We can help. We can buy your house quickly, as-is, for cash, so you can find a new home to meet your family’s changing needs.

Want to sell your home but not sure it’s a good time of year?

Well, according to research by HomeLight, the best months to sell are March, April, and May — typically, this is when homes sell quickly for top dollar.

Which is great… unless you need to sell during a different time of year.

Sometimes, it’s not possible to wait to sell until those high-ticket months roll around. Sometimes, it’s necessary to sell quickly, unexpectedly.

Does that mean you just have to sell for less? Does it mean that your house is going to be on the market for 3+ months?

Not necessarily.

At Home Court Properties, we’ve worked with a lot of homeowners who needed to sell quickly during the “off-season”. We made them a fair cash offer, helped them close in as little as two weeks, and paid all closing costs.

(Give us a call at 615–510-6545 to learn more about how we did it!)

So that’s definitely one solution — working with a professional homebuyer like ourselves rather than going the traditional route (we’d be happy to work with you!).

But if you’re dead-set on going through the MLS and a real estate agent, here are a few recommendations…

Stage The Home — Staged homes sell faster and for more money than un-staged homes. Definitely plan to do this if you’re selling during the “off season”.

Get Professional Photos — Professional photos help draw attention to a listing. If the selling agent isn’t already planning to do this, it’s worth pressing the issue, or considering making the investment, even if it’s an additional cost.

Hold Open Houses — Open houses are a great way to generate attention around your home. And the more open houses the agent holds, the faster the home will sell!
