Excited to share our newest property under contract, Maitland Ct. Yesterday’s due diligence walk only reinforced what we like about this addition to the portfolio — especially with it sitting right next to our existing Lily Grace property in Murfreesboro.

We’re on track to close in 60 days and continuing to acquire and execute while others wait on the sidelines. Now is the time to own real estate.

Yesterday was a big day! Closed a new apartment complex and have a signed PSA on another 43 unit right in our backyard!

72 units in Tennessee closed — value-add, plug-and-play, proven playbook.

Big congratulations to all of our investors who partnered with us on this deal.

While others wait, we execute. Striking on targeted cash flowing assets with downside protection and demand resilience.

What’s Going On at Titan Capital

We’ve got a lot of momentum right now and wanted to share a quick update with the group on what we’re actively working on:

🔹 Redwood Hollow – Smyrna, TN (72 Units)
We are currently scheduled to close on Redwood Hollow Apartments, a 72-unit multifamily asset in the Nashville MSA on April 8th. This deal aligns directly with our strategy—strong basis, clear value-add upside, and immediate operational scale in a market we know well.

We do still have a few remaining investment opportunities available. If anyone is interested in learning more, feel free to reach out.

🔹 Mobile Home Park – Under Contract
We’re currently under contract on a 21-pad mobile home park (17 trailers in place) and are evaluating the best path forward—whether that’s taking the asset down ourselves or wholesaling the opportunity. Either way, it’s a strong deal and a good example of the types of opportunities we’re actively sourcing.

🔹 New Multifamily Opportunity – (In Negotiation)
Currently in negotiations on a 43-unit apartment complex that fits perfectly within our existing portfolio. The added benefit here is proximity—this asset neighbors a property we already own, allowing us to leverage operational efficiencies and scale.

🔹 On the Road – Peak 2026 Conference
Excited to share that Chad will be presenting at the Peak 2026 Multifamily Conference in Arizona this week.

If anyone is local to Arizona, he’ll be presenting tomorrow—would be great to connect in person.

🔹 Continued Growth & Ex*****on
Across the board, we remain focused on:
• Executing renovations and improving operations
• Acquiring with discipline (not chasing volume)
• Expanding in markets where we already have a strong presence
