Reality check from the field the last 10 days…
I’ve had buyers making offers on three different homes — strong offers, smart strategy, nothing reckless — and still not land the contract.
Not because they did anything wrong. Not because their offer wasn’t good. Because someone else’s was better.
The frustrating part is you don't know why your offer wasn't selected - but typically it means someone else offered:
Higher price.
Fewer concessions.

Friday was a good day with some of the best pricing we have seen in weeks. And today nearly all of the gains were wiped out.

Moral of the story – the road ahead will remain VOLATILE, rates are what they are at the moment you decide to lock it in, get a payment you are comfortable with, and buy the house ! 😊
