Have you seen the headlines about listings being removed from Zillow? Realtracs and Zillow have until June 8th to come to an agreement before all the listings are pulled from the feed! How does this affect buyers & sellers? DM for info

With rates on the rise, I’m getting a lot of questions about which route is best; a 2/1 but down or a permanent buy down? Every situation is different but in most cases you get a better bang for your buck with the 2/1 buy down.

Buying a home is one of the biggest financial decisions in a person’s life.

And the behind the scenes work is where deals are made or lost.

That’s where I spend most of my time.

Calling listing agents, reaching out to my network, and finding homes before they hit the MLS.

Doing diligence on properties before you waste your time touring one with major red flags.

And when it’s time to write an offer, I already know what the seller cares about, so we can come in strong without overpaying.

Most real estate data is easily accessible now, which is why hiring an experienced agent matters more than it used to.

Everyone has access to what’s listed on Zillow.

But I’ve never seen AI read a seller’s body language across the kitchen table.

I’ve never seen AI lean on a network of agents with off-market options when you can’t find what you’re looking for.

I’ve never seen an algorithm call a listing agent and uncover why a home’s been sitting or what would motivate the homeowners.

The information isn’t the hard part anymore. Knowing what to do with it is.
