How far does your money go in Middle Tennessee?

If you are considering a move from the Bay Area to Franklin or Middle Tennessee, price is an important part of the conversation—but it is not the whole conversation. These are median single-family home sale prices from the last 30 days, based on Realtracs data.

Brentwood came in at $1,612,500, and Arrington at $1,585,000. Franklin was $1,100,000, followed by Nolensville at $900,000 and Thompson’s Station at $855,000. Spring Hill came in at $534,500, while Smyrna was $449,950.

Those numbers represent very different lifestyle choices. The higher price points may offer established neighborhoods, larger properties, beautiful design, and more privacy. Franklin adds historic character, local coffee, restaurants, shopping, and convenience. Nolensville and Thompson’s Station offer newer homes, community amenities, and access to Franklin and Nashville. Spring Hill and Smyrna provide lower price points with newer housing options and convenient commuter routes.

The median price is a starting point—not a complete answer. When I help folks compare Middle Tennessee areas, we also look at the home itself, maintenance, commute, amenities, design, and how the location fits into everyday life.
