Your house probably does NOT need a $100K

I had sellers reach out after their home sat on the market for almost 3 months with barely any showings.
They had been told they needed to slash the price by $100,000
The problem? That would've put them deep in the red after buying only a few years ago.
So we sat down and looked at the facts:
Comparable home sales
What buyers are actually paying in today's market Competing new construction in the neighborhood
A realistic home pricing strategy
Did the market support their original price? No.
Did it support dropping it by $100K? Also no.
So we made a plan, priced strategically, and agreed to revisit if needed
Day 1: 5 showings
Day 3: 3 showings
Day 5: Under contract
Here's the truth about selling a home in today's market:
Pricing matters.
If your house isn't selling, it's usually price, condition, positioning... or a mix of all three.

Everyone moving to Nashville makes the same mistake…
They start with the house.
Hear me out...
I can’t tell you how many people move here thinking, “We want a 4 bedroom house around $$$” and immediately start scrolling listings before they’ve even figured out how they actually want to live.

As a Nashville native, I’ll tell you this:
The suburb/community you choose will impact your day-to-day life WAY more than the house itself.
Do you want:�🏡 More land and a quieter feel?
☕ Walkability and restaurants nearby?
�🚗 A shorter commute?�
🌊 Lake life?
�👨‍👩‍👧‍👦 More family-focused neighborhoods?
�✨ Newer homes and amenities?

Because Hendersonville feels different than East Nashville. Gallatin feels different than Franklin. Mt. Juliet feels different than Goodlettsville.
And if you choose the wrong fit? Even the perfect house can start to feel… not so perfect.

My advice? Start with lifestyle first. Then we find the house.
