Nashville's Housing Reality: The Affordability Gap

Since 2019, home prices in Davidson County have surged by 40%, while incomes have only grown 19%. The typical household can now afford a home priced around $285,000 yet the median home price is $375,000.

In 2023 and 2024, only 8.8% of neighborhoods were affordable to households earning the median income. Even families earning 120% of the median could only afford homes in 25% of the city.

This gap is widening and it’s squeezing out working families across all backgrounds. The data is clear: without serious zoning and infrastructure reform, homeownership will continue to slip further out of reach.
