Three things these sellers did to get exactly what they wanted in the sale of their home:
1) They kept their home in great condition from the moment they bought it. I'm a firm believer in LIVING in your home and not keeping it "resale ready" all the time, but regular maintenance on major systems can save you thousands at the closing table.
2) They didn't overprice. They understood neighborhood comps and didn't overlist "just to see what they could get". They ended up with multiple offers and a full-price contract even after some days on the market, and didn't have to endure unnecessary price reductions or low-ball offers. They had a net goal in mind—which helped drive the strategy—but they didn't let the goal derail reality.
