“Open houses do not sell homes! “ This is a direct quote from one of my sellers a few months back. This is what their previous agent had told them as to why she would not be hosting an open house on their property. “Open houses are for agents exposure, and not to sell your home.” Well, welcome to 2026. The open houses on my last listing brought 25 groups of buyers through in two days. It procured three offers, all three coming directly from people who had visited the Open House on the first weekend! It went under contract with one of those buyers who visited the Open House. Was I there to secure new Buyers? Nope (which not shockingly I did not). Was I there to represent the seller and their home to every potential buyer that walked through whether they had an agent or not? ABSOLUTELY! Did I also bring along a lender who is willing to offer incentives on that listing? YOU BET . Because all of those things put that listing in the best position to sell within its first few days on market, for full price. If you’re unaware of market conditions these days, getting an offer at full price with no concessions to the buyer is pretty much a miracle.😆. This did not happen by accident. It happened by meticulous planning, preparation and (dun dun dun) MULTIPLE Open Houses! This is not a market for the lazy Agent. I have 12 years under my belt and I am still spending Saturday morning hosting an open house because guess what, sometimes, they WORK!
