HOME SALES IN NOVEMBER SURPASS 2019!

NASHVILLE, Tenn. (December 8, 2020) – Home sales hit 3,694 closings for November, according to data provided by Greater Nashville REALTORS®. This figure is up 14 percent from the 3,232 closings reported for the same period last year.

“November home sales are something to be thankful for,” said Kristy Hairston, Greater Nashville Realtors president. “In a typical year, we would be thrilled to see a 14 percent increase, but with all we’ve experienced this year, the consistent trajectory of closed sales is a reminder that buyers and sellers are remaining active in the housing market. This is great news for our local economy as a vibrant housing market stimulates growth. An increase in closed residential sales points to steadying employment opportunities and consumer confidence in the Greater Nashville area, and that is exciting.”

Additionally, the data showed a total of 3,119 pending sales at the end of November, compared to 2,801 pending sales at this time last year. The average number of days on the market for a single-family home was 24 days.

The median price for a residential single-family home was $350,000 and for a condominium, it was $244,990. This compares with last year’s median residential and condominium prices of $322,500 and $242,900 respectively.

Inventory at the end of November was 6,200 down from 10,841 in November 2019.

NASHVILLE, Tenn. (November 9, 2020) – There were 4,364 home closings reported for the month of October according to figures provided by Greater Nashville REALTORS®. This figure is up 17 percent from the 3,742 closings reported for the same period last year.

"The continued increase in home sales rivals anything we've seen before," said Kristy Hairston, Greater Nashville REALTORS® president. "Much of the influx in home sales stems from more and more companies who continue to expand their work from home policies. Consumers who have the option are leaving larger cities to find more affordable options. The greater Nashville area has many amenities of larger cities and more affordable housing options in some areas. Pending sales also continue to remain strong, which sets the stage for next month."

There were 3,819 sales pending at the end of October, compared to 3,127 pending sales at this time last year. The average number of days on the market for a single-family home was 25 days.

The median price for a residential single-family home was $349,000, and for a condominium, it was $245,000. This compares with last year’s median residential and condominium prices of $316,702 and $233,900, respectively.

Inventory at the end of October was 7,457, down from 11,435 in October 2019.

"Inventory continues to remain low across the region in residential housing. New listings continue to come on the market with homes going under contract. Price reductions averaged between 1.4-2.2%. Interest rates were 3.25% for a 30 year fixed loan and 2.875% for a 15 year fixed. Lending practices are changing daily so reach out to your lender if you are in the process of loan approval or under contract to purchase a home. Covid 19 showing practices have been implemented and virtual technology platforms are proving very beneficial to both Buyers and Sellers.

NASHVILLE MARKET MARCH 2020:
We are watching data weekly. The 3rd week of March was the greatest shift. Showings inched up a bit with pretty weather this past week. There has been a greater number of withdrawn listings but new listings are coming on daily. Price drops have ranged in the 1-3%. Mortgage rates remain low. Business is being practiced as remotely as possible and the Covid 19 showing policy is in place. Be safe!

Mayor Cooper is Asking for Property Tax Increase to Offset Losses from the Virus and Tornado.

Nashville Mayor John Cooper warned residents and businesses Tuesday that a tax hike will be necessary to recover from the staggering back-to-back blows of tornadoes and the spread of coronavirus.

Cooper, delivering his first State of Metro address, revealed forecasts that revenue from sales taxes and other "activity taxes" will plummet by $200 million to $300 million over the next three months. Sales taxes supply about one-third of the city's revenue. Spending cuts, which already are happening, won't come anywhere close to making up that gap, Cooper said.

"Our local economy — and with it, Metro's revenues — are falling dramatically," Mayor John Cooper said in his State of Metro address. Cooper warned that a property tax hike will be vital to ensure the city rebounds from two disasters.

ELLIOTT SCHOOL GERMANTOWN- NOW CONDOS! For years I have driven down Jefferson St. and have always admired the Elliott School building in Germantown! It is now in the news as the school is being converted into condos with new row houses being built behind. The residences will be marketed by Village. Enjoy the article recently written by Style Blueprint, and let us know if you would like more information.

Style Blueprint wrote a wonderful article on the community of Germantown and noted, " the Elliott School is the success story of neighborhood activists, who purchased the building after years of neglect from a development firm in 1989 with the goal of preserving it. Today, The Mainland Companies owns the building and is “committed to augmenting the school’s important role in the neighborhood’s ongoing transformation” by converting the former educational facility into a residential property. The three-story building built in 1916 celebrates 20th-century design and craftsmanship that remains on full display even as the structure is reimagined into 45 custom residences. Elliott Germantown will join the long list of more than a dozen other residential buildings in the neighborhood, including Werthan Lofts and Flats at Taylor Place."
