I think everyone has that one spot in their house they naturally gravitate toward. For me, it's my favorite chair on our screened porch. It's where I can sit for a few minutes with a coffee, enjoy the view and feel like I can slow down a little. The cooler temps and nice breeze make it so enjoyable.

Buyers have something they have not had much of in recent years: a little breathing room.

There are more homes competing for buyers across the Middle TN area right now, which means you may have time to compare houses, think through the decision and negotiate things that would have been much harder to ask for a few years ago.

That does not mean every house is a bargain or that a great house cannot sell quickly.
It just means buyers do not necessarily need to approach every showing feeling like they have to decide before they have even made it back to the car.

I think that is a healthier way to buy a house.

I have a 2 bedroom, 2 bath condo coming to market soon. It has 1,352 square feet- the main living space and bedrooms are all on one level. You also have your own private garage with room for some storage.

I think this one could be a great fit for someone who wants to be in Franklin but doesn’t want a big house or a lot of maintenance.

When I walk through a house with a buyer, I am definitely looking at the pretty kitchen and the finishes.

But I am also paying attention to the things that are easier to miss.

How does the layout actually work for you? Where will you put the groceries and all the everyday stuff? What is behind the house? How old are the major systems? Is there something about the lot, drainage or location that we need to understand better?

You do not need to notice everything when you walk through a house - That is part of why I am there.

A good showing should leave you with more clarity, not more pressure.

Real life here folks - This little desk area in our house doesn't work for me anymore.

When we moved in, I probably would have looked at this and thought, built-in desk, great. But now it has become the place where papers pile up, things get dropped and apparently a huge foam hat lives.

It has made me think about something I ask buyers: What isn't working in the house you live in now?

Not what style you want next. Not how many bedrooms. What actually frustrates you about your current home?

Maybe you need a real home office instead of a desk in the kitchen. Maybe everyone
is fighting over one bathroom in the morning. Maybe there is nowhere for backpacks and shoes. Maybe you have rooms you never use but not enough storage where you actually need it.

Those everyday annoyances can tell you a lot about what you should look for in your
next home.

For me, I can officially add this desk area to the list.

October in Middle Tennessee always makes me want to be home a little more.
Open windows when the weather finally cooperates. Something cooking in the kitchen. A porch that looks a little more like fall. Kids outside without it being 95 degrees (we have had a little taste of this lately and it is lovely.)

It is also the time of year when I notice how much the feeling of home has very little to do with square footage.

Sometimes it is simply having a place where your people want to be.

Buying or selling a home has a lot of moving pieces, and most people don’t need someone making it feel more complicated. They need someone paying attention, communicating clearly and taking care of the details along the way.
