The July numbers are in, and this month the market is telling a different story depending on where you look.

Luxury homes are moving well. Closings on properties above $800,000 were up 8 percent from this time last year, with prices rising right alongside that demand. Meanwhile, the entry-level condominium market has softened, with closings down and prices easing slightly. Same market, same month, very different experiences. That is something I have not seen quite this clearly in a while.

June was another strong month for the Middle Tennessee real estate market.

Greater Nashville REALTORS® reported 3,459 home closings, an 8% increase over last June. At the same time, inventory also rose 8%, giving buyers more choices without slowing down the pace of the market.

What I find most encouraging is that we’re seeing a more balanced market take shape. Buyers have more room to find the right home, while sellers who price and prepare their homes thoughtfully are still seeing strong demand.

Real estate has never been about timing the market perfectly. It’s about understanding the market you’re in and having an expert who knows how to guide you through it.

If you’ve been waiting for the right time to make a move, this summer might be the one to watch.

Greater Nashville Realtors reported 3,370 closings in May, a six percent increase from last year. The number itself is encouraging, but the more telling detail is what is happening around it.

Inventory continues to grow while sales are rising. Buyers and sellers across Middle Tennessee are making decisions and closing deals at a pace that outpaces last year. That is not happening in every market right now. It is a reminder that Middle Tennessee remains one of the more resilient markets in the country.

That kind of year-over-year growth, while inventory simultaneously climbs, is actually a healthy sign. It means demand is holding up even as buyers gain more options and more time to decide. The Nashville market is telling an interesting story right now.

According to the latest report from Greater Nashville Realtors, March closings came in at 2,752 homes; a slight dip from this time last year, but context matters here. When sales ease while inventory keeps climbing, that’s not a market in trouble, but rather, a market rebalancing. Buyers are getting more options and more time to make thoughtful decisions, and sellers are adjusting their strategies to compete.
