Greater Nashville Realtors reported 3,370 closings in May, a six percent increase from last year. The number itself is encouraging, but the more telling detail is what is happening around it.

Inventory continues to grow while sales are rising. Buyers and sellers across Middle Tennessee are making decisions and closing deals at a pace that outpaces last year. That is not happening in every market right now. It is a reminder that Middle Tennessee remains one of the more resilient markets in the country.

The Nashville market is moving. Here’s what that means for you:

Greater Nashville Realtors reported 3,100 home closings in April, a four percent increase from the same time last year. That kind of year-over-year growth, while inventory simultaneously climbs, is actually a healthy sign. It means demand is holding up even as buyers gain more options and more time to decide. In short, there’s opportunity here, no matter which side of the deal you’re on.

The Nashville market is telling an interesting story right now.

According to the latest report from Greater Nashville Realtors, March closings came in at 2,752 homes; a slight dip from this time last year, but context matters here. When sales ease while inventory keeps climbing, that’s not a market in trouble, but rather, a market rebalancing. Buyers are getting more options and more time to make thoughtful decisions, and sellers are adjusting their strategies to compete.
