Not every top-floor apartment gets to call itself a penthouse.

A true penthouse comes with larger floorplans, taller ceilings, floor-to-ceiling windows, upgraded finishes, private balconies, and layouts you won't find anywhere else in the building. Some take up an entire floor. Others require key-fob access before the elevator will even take you there.

Here's the tricky part: penthouses aren't always advertised as "penthouses." Some buildings call them sky residences, others premium residences or estate collections, which makes them a lot harder to find on your own. Availability is limited too, when a building only has one unit with that layout, it may not open up again for months.

In Nashville, penthouses generally run $5,000 to $15,000 a month depending on neighborhood, square footage, floor level, views, finishes, and lease length.
