Here's what the data shows about the housing market...

For sellers:
In March 2024, U.S. home prices were up 4.8% compared to last year, selling for a median price of $420,321.

While today's rates are high compared to pandemic times, lower inventory is still keeping sellers in the driver's seat in most markets.

Sellers keep in mind, inventory rises the longer interest rates are held high. You have the upper hand (for now).

For buyers:
In the April meeting, the Fed decided not to introduce rate cuts, however, experts predict a 50% probability that come September 2024, they could be on the agenda.

Until then, as home inventory increases we could see downward pressure on price, benefitting buyers.

When the perfect home is full of hidden problems 😤

It happens all the time: We find the most perfect home but it has its fair share of issues.

Just recently, I found a home for my clients that felt tailor-made for them. It checked all the boxes—and then some.

But even with all its charm, this home had its quirks. They weren’t deal-breakers like foundation cracks or a leaky roof but they definitely needed attention.

Understandably so, they were a bit uneasy about it until I assured him that this happens all the time. In fact, in 99% of cases, home inspectors find issues that need attention.

It's all part of the buying process — and exactly why my clients needed a thorough home inspection. After all, it's better to find issues now (and know if they're anything major) than after you've signed on the dotted line.

So it was back to negotiations with the seller. We managed to come to a compromise with a comfortable buyer credit. And if we hadn’t, my buyers would still have had the option to pull their offer. Why? Because I protected my client by adding an "Inspection Contingency".

Situations like this highlight the importance of having a trusted and experienced agent by your side.

What are the Coolest most sought after Home Trends per Zillow of 2024?

Check these out!

💥Brutalist design -- an approach known for the use of raw materials as focal points — started seeping into home interiors last year, and Zillow noted listings mentioning brutalist features increased more than 450%. The spaces tend to be large and stark, but the concrete floors and walls create a blank slate for customizing the space. Warm accents like brass fixtures, wood furniture and linen accents help soften the rooms, and the juxtaposition of plants against concrete looks cool.

💥Cold Plunge Pools--Today’s buyers are skipping the hot tubs and opting for cold plunge pools for a quick energizer. Proponents of cold stimulation enjoy a quick dip to help their muscles recover, increase circulation and lower inflammation in the body. According to Zillow, the number of listings mentioning cold plunge pools was up 130% over last year.
HGTV noted that plunge pools, also referred to as cocktail pools, can be as small as 6 ft. by 10 ft. It may be worth the effort to install your own to try out the trend for yourself and then leave it for the buyer.

💥Murals--Your real estate agent may suggest a few coats of neutral paint to make your home less personal, and that’s generally solid advice. You certainly want buyers to envision themselves living there, but you may not need to cover up that mural in the dining room or statement-making wallpaper in the bedroom. In fact, Zillow found murals referenced in 18% more listings than the previous year. Botanical motifs — especially tropical flowers and palms — tend to be popular.

💥Murano Glass Chandeliers--Tuscan-style kitchens are on the way out, but another Italian design is gaining traction in homes across the country. Handcrafted on islands in northern Italy, Murano glass chandeliers make a big statement in any room. They come in a variety of colors and styles, from glamorous candelabra shapes to quirky designs reminiscent of bird features and palm fronds. Also called Venetian glass, these chandeliers have appeared 58% more in listings this year as homeowners have embraced the trend.

💥Sensory Gardens--Buyers still want outdoor living spaces where they can relax at home and spend time with their loved ones. It’s no surprise, then, that Zillow found the number of listings including sensory gardens increased by more than 300%. Look for ways to stimulate the senses with a selection of plants with varying textures, features with the soothing sounds of water, carefully selected lighting and some edible plants like herbs, berries and vegetables.
You can create a sensory garden in any size space. Just be sure to select hardy plants and incorporate hardscaped elements in a variety of materials, the Penn State Extension advised.
Zillow’s data also revealed an uptick in listings mentioning how close the property is to community pickleball courts — and some homeowners have created their own courts on the property. This beginner-friendly game appeals to athletes of all ability levels, which is one reason Zillow noted a 64% increase in listings highlighting this feature.

When we acquired this beautiful unique Tennessee home as a listing, we decided we had to do things a bit different.

Listing in a "Tornado style Market" requires specific and creative ways of selling. Whats a Tornado style market? Its where some homes sell FAST while others SIT and you have to figure out WHY- HOW TO OVERCOME- and GET CREATIVE.

60 days before going active we hired a Professional Appraiser to come out and give us an idea of where we needed to be price wise. Why?

Well, this property was super special and very much a ONE OF A KIND property. Comps didnt give us "the rest of the story" ... my client had not only upgraded the property top to bottom, they had some really special and specific features that we wanted to ENSURE we were getting them the MOST on their investmemt.

After that- we had our designer come and lay out the staging plan. Lucky for us my sellers are fantastic decorators but even better, they could see and appreciate our vision for the property AND the marketing we wanted to do...

After staging- our Master Photographer shot incredible photos and Drone photography not only showcasing the home- but the 5+ acres it sits on and all of the special features outside..

From there we sent out our PRE MARKETING to Agents and Colleagues around the country- we have a data base of agents that receive our COMING SOON and FOR SALE collection. This creates even more excitement around the home as there are MORE EYES on us prior to going to market.
