Please weigh in: Hats as wall decor, yes or no?

First thoughts on this home for sale in Nashville (Wedgewood-Houston area): bit on the nose. Nightmare to dust. Probably tricky with children and/or overserved adults.

But experimenting with different approaches to large-scale wall art is always fun, and everyone's mileage may vary.

Cute property, too, with mixed-use potential, highly walkable (Gabby's, Iggy's, Dicey's Tavern ... even places that don't end with 's).

In case you want to see more, quick details below.

What the numbers mean for those of us living in Nashville:

→ No one’s exaggerating, with Nashville’s population nearly doubling since 2005.

→ Home values have about tripled over the same timeframe.

→ Growth isn’t expected to stop, but the pace is getting less insane.

→ Last year’s growth rate is still over average and right in the sweet spot for cities of our size. (We were hovering around 3% for years and, as is obvious, that’s just not sustainable.)

→ Experts say another 500K people are on the way by 2050.

This is a complex conversation, from every angle. But there are clear pluses to being a Nashville homeowner, now and moving forward.

Questions? Want to talk about ideas or options?

We’re here and happy to help, whenever you need us.

All of the wallpapered "before" photos in this reel are from homes on the market now in Nashville and Franklin.

If any grab your attention and you want to see more, comment and we'll get you a listing link.

The broader point: If the space works but the design feels uninspiring, you can make a BIG impact with small changes.

Wallpaper has power. And the right choice can totally reinvent almost any space.

Saw this idea on a few Instagram feeds and wondered if it'd work on Nashville kids. Amazing how quick a hike idea went from "nah bruh" to "yeah!"

We hit Shelby Park, an easy place to burn a spring afternoon with kids and dogs in East Nashville. It's not exactly prime time for local wildflowers, but that makes it a fun *and* challenging adventure.

Easy way to look up what you find:

On an iPhone, take a snapshot, open the image, and tap the ⓘ or (🍃) at the bottom. Possibilities should pop up.

You don't see this every day. Or any day, honestly.

A full five-acre property in , tucked back behind a private gated entry. Lush grounds, a 6,000-square-foot estate home, resort-style pool, custom treehouse... It even has a 300-foot zipline and a private path connecting to the Shelby Park greenway.

The estate is lovely modern luxury, with 20+ foot ceilings, chef's kitchen (and stunning scullery), primary with private sauna... everything a high-end East Side homeowner could ask for... plus a zipline.

WTAF in the best possible way.

Check the comments for a link to more photos of this wild, wonderful property. And trust: You really do want to see more.

Quick details below. If you need help making a Nashville dream home (perhaps this one) yours, reach out to Sarah.

Meadowscaping, rewilding — they’re different ways of saying “replacing traditional grass with wildflowers or other low-maintenance native plants.”

For Nashville homeowners who've been considering it, some things to think about:

🟩 PROS:

Almost any kind of meadowscaping is cheaper long-term, less work (once established), helpful for local wildlife, better for the environment, and... really freaking pretty.

Average lawn upkeep here is $1,000+ per year. You can ditch it.

🟥 CONS:

Wildflowers usually need 6+ hours of direct sun, so shady properties aren't always ideal.

And it takes patience. An established meadow is 3-4 years in the making.

Basic evolution ->

🪏 YEAR 1: Prep & planting.

Native meadow seed has great and pretty annuals and perennials for pollinators, including Black-eyed Susans, Goldenrod, and Coreopsis.

Annuals bloom first, perennials stay low, so you don't get the full "meadow" picture. Weeding is necessary.

🌼 YEAR 2: Daisies do it.

It's establishing, but you often see daisies dominating (among others).

🪻 YEAR 3: Diversity!

Clusters and communities form, and everything moves a little closer to the vision.

💐 YEAR 4+: Mature meadow!

Self-sustaining, diverse, spring-to-fall blooms, better every year, minimal maintenance... swoon.

WHEN TO START:

Good news: You *can* start now, but you don't have to.

Fall (Sept-Nov) is ideal. Grass competition slows down and seeds germinate in spring.

Second choice: around now. Weeds compete and you'll need to water more, but it's doable if you're ready to go.

Just don't do summer. For obvious reasons.

Rewilding isn't for everyone, but it might be right for you.

Holler if you've done it! We'd love to see.
