Have you ever heard them called "the ber months"? Think about it:

SeptemBER - Fall starts, pumpkin takes over everything, football commences, sweaters come out, chili gets made,  there's so much to love about September.

Then we have OctoBER (Halloween, Fall movies, more pumpkins), NovemBER (Thanksgiving, hunting season, Black Friday, holiday shopping), and finally DecemBER (Ho Ho HOLIDAYS)!

ANYWAYS - Back to my reason for today's post, your first BER month homeowner checklist. Time for a post Summer refresh!

🍃 Clean the gutters
🌳 Give Summer lawn tools a good tune up
🛢 Change the oil in the lawnmower
🔧 Service your HVAC system (there isn't a good emoji for this, sorry)!
👩‍🚒 Inspect fire extinguisher
🧹 Sweep the garage and wipe dirt from garage door tracks
🏠 Inspect the chimney for loose flashing or missing mortar
⛏ Split firewood to a size that will fit in your fireplace
🐞 Stack wood away from the house to prevent bugs
💦 Make sure windows are sealed tight
🌻 Plant mums or sunflowers in pots by the front porch
🍁 Stock up on your favorite fall candle scents
✏️ Set up a homework station

Agent Hopping Scenarios you need to know:⁣

The home buying process will be so much smoother if you hire an agent who you trust to work alongside you rather than randomly contacting agents via signs, real estate websites and open houses you pop by. ⁣
⁣
Here are 3 ways you could be agent hopping without knowing it:⁣
⁣
1. If you happen to be checking out houses online in your free time and come across a house that didn't come through your home search - email YOUR AGENT. Ask them to find out information on this home or if it's still available. ⁣
⁣
What you need to know: There is likely an agent listed next to that house online. That isn't necessarily the listing agent of that home, but rather someone who is paying to have their contact information pop up there. ⁣
⁣
2. You just went to the farmer's market on a Saturday morning, have a fresh cup of coffee in hand, driving with the windows down and pass an Open House Sign pointing right. You put your blinker on and follow the signs until you find the house that's for sale.⁣
⁣
There is an agent holding that house open for the day and you introduce yourself and start talking.⁣
⁣
What you need to know: They aren't necessarily the listing agent of this house. 𝙄𝙛 𝙩𝙝𝙚𝙮 𝙖𝙧𝙚, 𝙩𝙝𝙚𝙮 𝙖𝙧𝙚 𝙧𝙚𝙥𝙧𝙚𝙨𝙚𝙣𝙩𝙞𝙣𝙜 𝙩𝙝𝙚 𝙨𝙚𝙡𝙡𝙚𝙧𝙨. Make sure you let them know you're already working with an agent if they offer to send you another listing or show you a home. Give them your agent's business card if you have it on hand and thank them for any information they shared. ⁣

If you're interested in that house you walked through, call and let your agent know.⁣
⁣
3. You get a postcard in the mail and IT'S YOUR DREAM HOUSE! ⁣

There's an agent's picture and phone number on the postcard for you to call to get more information - YAY!⁣

Only in Nashville can you go to the opening of a restaurant and end up at a songwriters night with 2 of the most talented in the industry. Food (100 year old tamale recipe) & margaritas were fantastic. They are planning a lot of high quality entertainment performing there on the regular! The best part, it’s in Cool Springs so we won’t have to drive all the way downtown for all of this fun😊

The number one piece of advice I would give to a buyer who wants to be in a new home by the end of this year is this: START NOW.

We're over halfway through 2021 so if your goal is to achieve homeownership before the clock strikes midnight on December 31st, it's time to reach out to a real estate agent.

That doesn't mean you're going to start house hunting tomorrow, there are a few steps that come before that. What it does mean is that we're going to map out a plan for you based on your current home goals and desired timeframe.

The #1 space your home needs to attract the most buyers in 2021 ⬇️

The Home Office

So what do you do if you don't have one? Grab your blue light blocking glasses & CREATE ONE!

Here are 3 ideas:

1. Convert a guest room into an office. Add a desk, 2 cozy chairs, a lamp and some shelves to style.

2. Turn an un-used nook into a mini office space. This might be in a loft, under the stairs, in a corner or even a closet. Try a ladder style desk that takes up minimal room and then just scoot a little bench or ottoman up as your chair.

3. Goodbye formal dining - hello home office! Maybe you don't like this idea but these days people need home office space more than they need a formal dining room.

You can still highlight the fact that it can be turned back into a dining room but at the same time, it's the perfect amount of space to create a beautiful home office.

Think desk in the center of the room, bookshelves behind it, some leather club chairs by the window and a nice lamp. Sounds dreamy right?
