The Q1 2026 Tennessee Market Report is giving us a very clear read on Greater Nashville: more inventory, steady buyer activity, and continued strength in key luxury markets.

Across Greater Nashville, Q1 brought:
• 24,977 new listings
• 13,304 closed sales
• An average sales price of approximately $515K
• 53 average days on market

The luxury market continued to show depth:
• Green Hills averaged $1.5M
• Belle Meade averaged $1.3M
• Williamson County averaged $1.11M
• Downtown/Gulch averaged $1.04M

A few areas moved with notable momentum:
• Wilson County averaged just 27 days on market
• East Nashville averaged 34 days on market
• Rutherford County saw 1,033 closed sales
• Davidson County closed 2,060 sales

What does that mean in real life?

Buyers had more breathing room. Sellers still saw strong results when pricing and presentation were aligned. And the market continued to feel active, balanced, and very much engaged.

As we move into the summer months, strategy matters. The homes that are thoughtfully prepared, positioned correctly, and marketed well are still the ones standing out. Normal market rhythm? We’ll take it.
