If you have spent the last 20 or 25 years in a large home in neighborhoods like Governor’s Club, LaurelBrooke, Belle Meade, or Green Hills, you know the maintenance, landscaping, and upkeep can become a significant commitment.

That is why I prefer the term right sizing over downsizing.

Sometimes moving closer to town, restaurants, friends, and the activities you enjoy most can create an entirely new chapter and a completely different lifestyle.

It is not always about reducing square footage. It is about creating a home that better fits the life you want to live today.

You get the gist 😉 At 60, I can confidently say I have no plans of slowing down. This is actually what I’ll do “in retirement” because I think I’ve found my groove … building the kind of homes buyers want and I would move in myself!

Real estate red flags that should make you pause 🚩

Lots priced way below everything around them. Projects that only work if they become the highest sale the street has ever seen. Deals that look amazing on paper until you dig into the details.

Usually, there’s a reason.

Whether it’s difficult topography, easements, location issues, or unrealistic comps, understanding these warning signs upfront can save developers and buyers a lot of money later on.

Not every lot is a good lot to build on right now. 👀

Some properties are worth taking the risk on… others can become very expensive mistakes.

If it’s a great lot in a strong location with solid comps and a realistic exit price, there’s still major opportunity for developers. And in fast moving neighborhoods like 12 South where inventory gets absorbed quickly, building can still make a lot of sense.

But in areas where homes are sitting longer and more owners are turning to rentals, developers have to be much more careful about lot costs, pricing, and overall demand. Interest expense is killing deals left and right.

In today’s market, the numbers matter more than ever.

One thing I’ve learned in real estate… being too “nice” in a negotiation can take a deal down the wrong path quickly. 🤍

I recently had a listing with multiple offers, both with escalation clauses. The seller chose to negotiate directly with one buyer. But, at one point, I felt like my seller was giving in too much during repair negotiations.

So I went back to one of the original offers and secured a signed backup contract. As you can imagine, everything changed after that.

The second there’s real leverage on the table, negotiations tend to get a lot more respectful. Sometimes the best thing you can do for your client is stop over accommodating and protect their position. ✨

After 10 years of building in Nashville, I’ve learned that the best homes don’t always come from blowing your budget on plans. They come from knowing the parcel and spending the money where it actually matters.

Sometimes that means ready-made or re-use of plans.

Sometimes it means a draftsman.

Sometimes it means bringing in a designer to make the layout, flow, and finishes actually work for real life.

And sometimes it absolutely means hiring a fully licensed architect because the project, the site, or the level of customization demands it.

The expensive mistake isn’t hiring an architect. The expensive mistake is hiring the wrong person for what you need for the build.

This is the part of homebuilding people don’t always see…but it’s where some of the biggest decisions get made.
