When browsing for homes, it’s important not to dismiss homes solely based on DOM (days on market). Many assume that a property sitting for an extended period signals a significant issue, but that’s not always the case. There are several reasons a home may linger on the market—perhaps it was initially overpriced, or repairs were needed that the sellers are willing to address. Or, perhaps consumers have preconceived notions based on other homes they've seen listed by the same company! Regardless, this can create an excellent opportunity for you to negotiate on price or terms.

Recently, I had the pleasure of helping my clients close on their investment home in Franklin, TN. The property, listed by a large real estate investment company, had been on the market for a while. While homes from such companies may not always be in the best condition, this one was very well-maintained. After reviewing comparable sales in the neighborhood, my clients recognized the value and made a competitive offer below the asking price.
