Middle TN Real Estate Update 🏡

Mortgage rates just crossed 7%, but Middle Tennessee home prices are holding strong. Here’s where we stand:

📍 $515K median single-family price in August, up about 2% from last year
📍 15,637 homes for sale across the 9-county Nashville region
📍 7.28% average 30-year fixed rate as of Oct. 1
📍 About 6 months of inventory, officially a balanced market

BUYERS: Higher rates scared off a lot of your competition. That means you can negotiate the price, ask for closing-cost help, request a seller-paid rate buydown, and keep your inspection and appraisal protections. Marry the house, date the rate.

SELLERS: Buyers are still here, but they’re picky. Price it right on day one, make it move-in ready, consider offering a rate buydown, and market it like it matters. Right price + right prep = SOLD.
