Need to sell your house fast?! Here are some quick tips I give my clients to speed up the selling process:

1. Major repairs are out but do what you can. Clean, declutter, and focus on curb appeal.
2. Price your home according to market value to stir up buyer buzz!
3. Be flexible on terms and price. Hold firm to your request for a quick closing.
4. Hire an agent who has the capacity and know-how to get the deal done!

What happens when you’ve got a bidding war on your hands and you’re not sure how to win?! :

1. Find out what the seller wants. When you’re in a bidding war with another buyer, it’s important to know what the seller wants so you can offer more of it.

2. Get pre-approved or pre-committed for a mortgage loan before entering the bidding process. This will give you an edge over other buyers!

3. Be flexible with the timing if necessary—the seller may be eager to sell but also needs to find another place to live and won’t be able to move right away.

4. Offer a large earnest money deposit as soon as possible so it shows your commitment and proves how serious you are about getting this house!

5. Be a cash buyer! (If possible) Cash buyers are more appealing than buyers who need financing because there’s no risk of missing payments or defaulting on loans.
