🏡 THE FINAL WALK THROUGH! 🏡

- SO YOU HAVE GOTTEN EVERYTHING DONE AND IT’S ALMOST TIME TO CLOSE! BUT FIRST WE HAVE TO DO THE FINAL WALK THROUGH!

👉 The final walk through is super exciting. This is when you and your realtor go to your soon to be home and walk through it to make sure everything is ready for you to move in! If you had any repairs, or changes that had to be made, you make sure that is done. As well as making sure the owners have moved out and everything is ready for you!

✨ STEP 6! ✨

👉 GREAT NEWS! The sellers accepted your offer and now you’re officially under contract! So what does that mean exactly?

🔴 You will now send out your earnest money, schedule and do all inspections, & appraisals, & gather all required documents your lender will need!!

- This is the bulk of the home buying process. This is everything that has to be done over the course of a month or however long you agreed to in the contract!

‼️ A FEW THINGS TO REMEMBER ‼️

- The buyer typically pays for home inspection, and appraisal. (So be prepared to pay for those!)

- Some of these things like the inspections are on a time line & in order to not violate your contact you must make sure these certain things are completed on time!

- NEVER EVER EVER MAKE ANY LARGE PURCHASES DURING THIS PROCESS OR YOU COULD LOSE YOUR HOME LOAN!!!!!!

GET PRE APPROVED!!!

-There are lots of ways to go about getting pre approved, but finding a lender is the first step. A lender is basically someone who works for a company or bank that lends money. They will be the one who gets you approved for a home loan.

⚫️ If you do not have a lender in mind, finding a trusted Realtor will help you! Most Realtors have a few lenders they work with a lot they can connect you with one of them!

‼️ Once you get a lender, they will ask you a series of questions, and gather information from you to get a pre approval letter!

🏠 What’s a Pre approval letter? GREAT QUESTION! - A pre approval letter is a letter stating how much a bank is willing to loan to you so you can buy a house! This number comes from all the information you gave to the lender! To get this number they will look at the following

- Debt to income Ratio
- Credit Score
- Work History
- Bank Statements
- & more
