Middle Tennessee Market Update | May 2026

The spring market continues to gain momentum across Middle Tennessee.

In May, we saw 3,370 closings, up 7% from May 2025, while pending sales increased 5% year-over-year to 2,852. These numbers show that buyers are still active and confident despite higher inventory levels.

Speaking of inventory, available homes reached 15,294, giving buyers more choices than we’ve seen in recent years and helping create a more balanced market.

The median sales price remained strong at $525,000, proving that well-priced homes continue to attract serious buyers.

What does this mean?
• Buyers have more options and more negotiating power.
• Sellers can still achieve strong results with the right pricing and marketing strategy.
• The market is becoming healthier and more balanced for everyone involved.
